Flat roof survey in Well: what you get
A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. Common reasons to book are leaks around rooflights and edge trims that have lifted or split, on upstands and outlets, GRP fibreglass and mastic asphalt.
In a small place like Well, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Checking the roof from the ground
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Flat and commercial roofs around Well
Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. About 4.8 miles east lies Farnham Castle, a reminder of how long the area around Well has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Anyone responsible for a site like Lord Wandsworth College will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Take an older house close to Lord Wandsworth College Chapel: the joins between later flat roofs and the old walls are where problems normally start. If you own a rental within reach of Bentley (Hampshire) station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What we look for on each type of roof
Felt and built-up roofs
Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.
Landlords, agents and block managers in Well
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
We survey roofs for landlords and letting agents as well as homeowners. A photo-illustrated written report gives you a clear record of the flat roof.
What happens on the day
We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. In a hamlet or village like Well, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from the ground, windows and the roof where it is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Before the survey
- Leave a clear route to the loft
- Dig out any old roof reports or invoices
- For flats, make sure roof access has been agreed

When you need someone else
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- An exact number of years the roof has left
- Whether old sheeting or boards contain asbestos
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What a survey covers and doesn’t.

Why act early in Well
Standing water on a flat roof rarely sorts itself out. Most often it means blocked outlets, poor falls or a deck that is dipping, and each wet season wears the covering further. Finding the cause now keeps more options open. Older and listed buildings around Well may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Common questions in Well
Do you carry out roof surveys in Well?
Yes, Well is within the area we cover. We survey roofs across London and the South East. Just call 07833 053749 or drop us an email and let us know about the property.
How do I find out if my home in Well is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do I need to be at home?
That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.
Do you need to get into the loft?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.
Do you check flat roofs for asbestos?
Our survey doesn’t include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.
Do you give a life expectancy for the roof?
We don’t put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM frequently 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.
Will you fly a drone over my roof?
Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
