Thermal roof surveys for homes and businesses in Well

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we combine the camera with an inspection from the loft where there is safe access. Typical surveys look at possible trapped moisture under a flat roof covering and ceilings that feel colder in places, on loft conversions, flat roofs and commercial roofs.

Some older homes in villages like Well are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

When to book a survey in Well

Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Missing or slipped insulation can stand out as temperature differences, particularly when there is a clear difference between inside and outside.

Typical things we’re asked to look at include:

  • Water that travels before it shows
  • Possible trapped moisture under a flat roof covering
  • Gaps in loft insulation
  • Ceilings that feel colder in places

The streets around a church such as Lord Wandsworth College Chapel are often among the oldest in a place, and if you own one of the older houses nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view by drone or thermal camera helps.

Before you book any roof surveyor

  • Whether the loft is part of the inspection
  • How long they’ve been surveying roofs
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What insurance they carry

What to expect from a roof survey

Rented homes, blocks and businesses

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.

Drones, thermal imaging and Well roofs

Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Steep or complicated roofs are often hard to see from the ground, which is where close-up aerial shots and thermal images help. The wider area around Well has a long history of building, with Farnham Castle about 4.8 miles east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

If you look after a building such as Lord Wandsworth College, a view from above covers a wide roof far faster than walking it.

Well is about 5 miles west of Farnham, in Hampshire. Anywhere in Well, we can come and survey your property, on a weekday, Saturday or Sunday. Well is one of the places in Hampshire where we work. We also survey roofs in Guildford.

Should I look at the roof myself first?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Why get it checked now?

Once insulation under a membrane is wet, it tends to stay wet. Over time, it insulates less well and can harm the deck. Finding them early can mean a smaller job. Outbuildings and barns around Well are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

The survey, step by step

Safety comes first on every visit. We inspect what can safely be seen, and anything we can’t see is noted in the report. The survey usually takes about 1–2 hours for most houses, or half a day or so for a commercial building. Around Well, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Preparing for the visit

  • Point out any leaks or damp patches
  • Find any records of previous roof work
  • Tell us about parking before the day

What we look for on each type of roof

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. We check those patches with moisture readings.

Pitched slate and tile roofs

From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. Findings are checked with moisture readings.

Common questions in Well

Does a conservation area affect roof work in Well?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Well?

Yes, Well is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Do you climb onto every roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

Is thermal imaging included in your surveys?

Our Premium Survey, from £400, includes thermal imaging. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.
