Gutter surveys in Well

Why get it checked now?

Clearing gutters removes the debris but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. In a place like Well, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Gutter survey in Well

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. If you’re worried about leaking or loose downpipes and fascia boards damaged by overflowing water, we can find out what’s behind it, on eaves gutters, valley gutters and downpipes alike.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we’re asked to look at in Well

Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before more damage is done.

It’s worth booking a survey if you’ve seen:

  • Sagging gutters and loose brackets
  • Rotten fascias or stained soffits
  • Choked outlets or hopper heads
  • Dripping or leaking gutter joints

If you let a flat or house near Bentley (Hampshire) station, the gap between tenancies is a good time to have the roof looked at.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • How long the report takes to arrive
  • What they won’t be able to tell you
  • Whether they hold professional indemnity and public liability insurance

What to expect from a roof survey

Gutter surveys around Well

A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Farnham Castle, about 4.8 miles east, is one of the historic houses in the wider area around Well. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

If you look after a building such as Lord Wandsworth College, large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near Lord Wandsworth College Chapel, its chimney, valleys and lead work are likely to be the parts that need attention first.

Well is about 5 miles west of Farnham, in Hampshire. Well gets the same service as everywhere else we work: a careful look at what can safely be seen, photos and a clear written report. Well is one of the places in Hampshire where we work. There is also a page for Guildford.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Don’t climb a ladder to look in the gutters
  • Do not leave hidden gutters out of a clear-out
  • Look out for overflows when it pours
  • Have overhanging branches cut back

Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.

How it works

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. Somewhere like Well needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. We check hidden gutters, like valleys and parapets, where it’s safe to see them.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photographs and recommendations.

Helping us price your survey

You don’t need to know any roofing terms. Just let us know:

  • Any marks or damp showing indoors
  • What’s prompted the survey
  • Any deadline, such as an exchange date
  • The type of building and roof, such as pitched or flat

Well: your questions answered

Is my home in Well listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Will you come out to Well?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.

What happens after the survey?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

How the survey changes by roof type

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we look closely at the walls around them.

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. The report records what could and couldn’t be seen.
