What a gutter survey looks like in Yattendon

The wider area around Yattendon has a long history of building, with Basildon Park about 4.2 miles north-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take a building like Yattendon C.E. Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Goring & Streatley station, a roof report helps you deal with small faults before they turn into a call from a tenant. The streets around a church like Church of St Peter and St Paul are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Gutter surveys for homes and businesses in Yattendon

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. The photos show you exactly what we found. It is an easy job to put off, but they rarely get better. Common reasons to book are dripping or leaking gutter joints and choked outlets or hopper heads, across parapet and box gutters, downpipes and fascias and soffits.

Older buildings in small places like Yattendon may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What affects the cost of gutter surveys

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • Extensions, dormers and garages with roofs of their own
  • Whether thermal imaging or a drone is needed
  • Features like valleys, chimneys, dormers and parapets
  • The size of the roof

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

What to let us know when you contact us

When you call or email, these details help:

  • Pictures from the garden or a window, if you have them
  • Access details, such as a loft hatch or a shared roof
  • The type of building and roof, such as pitched or flat
  • Your postcode, so we can check access and travel

Not sure which survey you need? It is easiest to ring 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.

Leave it or get it looked at?

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building usually during the worst downpours. It’s worth having these gutters looked at before the wetter months. In a small place like Yattendon, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Look for green streaks or damp patches on walls
  • Ask for valleys and parapet gutters to be cleared too
  • Have gutters cleared at least once a year
  • Check the loft with care after heavy rain

If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they typically grow, and the water they spill can damage walls and timber.

Roof by roof

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order as far as they can be seen safely. Missing lead is something we check for too.

Questions from Yattendon

Do you cover smaller places like Yattendon?

Yes, Yattendon is on our map. A small place gets exactly the same survey as a big one.

Can a landlord with a rental near Goring & Streatley station book a roof survey?

Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.

Do you test soffits or gutters for asbestos?

No. We don’t test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

Is a Saturday or Sunday visit possible?

Yes. We survey on weekdays and at weekends. Just ring 07833 053749 or send us an email to arrange a day.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Do I need to be at home?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

What we do, step by step

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Yattendon can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We check hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Mention any parking restrictions on your street
  • Make a note of anything you’d like us to look at
