Chimney survey in Yattendon

Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We will tell you if we see anything that suggests they should take a look. We survey flaunching, chimney breasts and chimney pots and cowls, and the problems we are asked to look at most are loose, cracked or missing pots and eroded joints in the brickwork.

Some older homes in villages like Yattendon are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Roofs, chimneys and gutters in Yattendon

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. About 4.2 miles north-east lies Basildon Park, a reminder of how long the area around Yattendon has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

For landlords with property near Goring & Streatley station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings like Yattendon C.E. Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If yours is one of the older homes in the streets near Church of St Peter and St Paul, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Questions from Yattendon

Is my home in Yattendon listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like Yattendon?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Will you check the chimney is safe to use with a fire?

No. A flue inspection, sweep or gas safety check is a separate job. We look at the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

What’s in the survey report?

Written findings with photographs, covering the condition of the chimney stack, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Do you need to go on the roof to check the chimney?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where applicable. Any area we couldn’t view is noted.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.

How the survey works

After the inspection, everything we found is written up as a report with photographs, emailed to you. As for time on site, it usually takes roughly 1–2 hours for most houses, or half a day or so for a commercial building. Older roofs in small places like Yattendon can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photographs and recommendations, is emailed to you.

Before the survey

  • Mention any parking restrictions on your street
  • Have keys ready for side gates, garages or roof access doors
  • Agree roof access with the managing agent if it is shared

Rendered stacks

Water can get in through cracks and then struggle to dry out. Cracks are photographed and noted.

Flaunching

Cracked flaunching is one of the most common chimney defects we record. Caught early, it is often a small job.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Check that disused chimneys can still breathe
  • Use the report as a baseline for future checks
  • Have the flue swept and checked if you use the fire
  • Note any damp on chimney breasts and when it appears

If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.
