How a flat roof survey works in Yattendon

Water through a flat roof doesn’t always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. That’s why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. We survey upstands and outlets, single-ply membranes and GRP fibreglass, and the problems we’re asked to look at most are leaks around rooflights and splits, cracks and crazing.

Flat roofs on exposed homes in small places like Yattendon take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

Landlord and commercial surveys in Yattendon

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

What we do, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Cottages and farmhouses around Yattendon frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We check the roof from wherever it can safely be seen.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

Advice

What we look for on each type of roof

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. We note any punctures, tears and loose areas we can see.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.

Signs you need a flat roof survey in Yattendon

Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.

Signs worth acting on include:

  • Loose or cracked edge trims
  • Cracked or split membrane
  • Failed seals around rooflight kerbs
  • Blisters and bubbles in the covering

For landlords with property near Goring & Streatley station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What to check before booking

  • How they plan to inspect the roof safely
  • Whether the roof space is looked at, where there is one
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Which limits apply to the survey

What a good roof survey covers

What you can safely check yourself

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Local flat roofs in Yattendon

The wider area around Yattendon has a long history of building, with Basildon Park about 4.2 miles north-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you look after a building such as Yattendon C.E. Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If your house is among the older ones in the streets near Church of St Peter and St Paul, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What a flat roof survey does not cover

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • A structural engineer’s assessment of the deck
  • Parts of the roof that are not safe to walk on or view

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.

Common questions in Yattendon

Do you carry out roof surveys in Yattendon?

Yes, Yattendon is within the area we cover. We cover the whole of London and South East England. You can call 07833 053749 or send us an email with the address and a few details, and we will talk through which survey suits.

Does a conservation area affect roof work in Yattendon?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can you find where water is getting through my flat roof?

The survey covers the covering and all the details where leaks usually begin, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Can you tell me how long my flat roof will last?

We don’t give a fixed number of years, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.

Which days do you carry out surveys?

We carry out surveys seven days a week. To arrange a date, call 07833 053749 or email us.

What if it rains on the day?

Light rain does not typically stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.
