Flat roof surveys in Hampstead Norreys

Flat roof surveys for homes and businesses in Hampstead Norreys

Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photographs so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so please call 07833 053749 or email us with the address and an idea of the roof’s size. Common reasons to book are ponding water that doesn’t drain away and signs of deflection in the roof deck, on mastic asphalt, EPDM rubber and single-ply membranes.

Flat roofs on exposed homes in small places like Hampstead Norreys take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Keep records of when the roof was laid and what work has been done
  • Clear roof outlets and gutters each autumn
  • Check ceilings under the roof for damp patches
  • Keep clear of rooflights and fragile roof sheets

For landlords and building managers, the report is a dated record of the roof’s condition. It’s useful when planning upkeep and setting budgets, and it makes changes easy to spot at the next survey.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that is looked after between surveys normally lasts longer.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Whether the deck or joists are strong enough
  • Parts of the roof that aren’t safe to walk on or view
  • A fixed date for when the roof will need replacing

Signs you need a flat roof survey in Hampstead Norreys

People go onto flat roofs for all sorts of reasons: to clean windows, fit aerials or air conditioning units, or reach a gutter. Each visit can damage a covering not made for regular foot traffic. Fixings added through the covering often start leaks too.

We’re frequently asked to look at:

  • Dips that suggest the deck is deflecting
  • Outlets choked with leaves and silt
  • Cracked or split membrane
  • Upstands pulling away from walls

If you look after a building such as Hampstead Norreys C.E. Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Choosing a roof surveyor

  • Whether VAT is in the quoted price
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the inside of the roof is included
  • How long they’ve been surveying roofs

What a roof survey includes

What happens on the day

Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take between one and two hours at a typical home, or half a day or so for a commercial building. Rural addresses near Hampstead Norreys can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. The findings are written up with photos and recommendations and emailed to you.

Before we arrive

  • Let us know about parking before the day
  • Unlock side gates and any roof access doors
  • Keep pets inside or away from the areas we are looking at

Checking the roof from the ground

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Local flat roofs in Hampstead Norreys

If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you own one of the older houses in the streets near Church of St Mary, the joins between later flat roofs and the old walls are where problems usually start.

Your questions about flat roof surveys in Hampstead Norreys

Is Hampstead Norreys in the area you cover?

We do. Every survey there gets the same written report with photos.

How do I find out if my home in Hampstead Norreys is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What does ponding on a flat roof mean?

Standing water a day or two after rain usually needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.

Does a flat roof survey replace a RICS survey?

No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and it is not a structural engineer’s report.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.
