Roof survey in Yattendon: what you get

Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. You get a written report with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We are often asked to look into ridge tiles that have lifted or moved and flashings that have come away from the wall, across flat roofs, clay and concrete tiles and natural slate.

Some older homes in villages like Yattendon are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Roof surveys in Yattendon: local notes

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Yattendon has a long history of building, with Basildon Park about 4.2 miles north-east. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you let a flat or house near Goring & Streatley station, the gap between tenancies is a good time to have the roof looked at. Take an older house close to Church of St Peter and St Paul: old fixings, lead flashings and tall chimneys are typical of older roofs. Anyone responsible for a site like Yattendon C.E. Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Yattendon questions

Do you survey roofs for landlords with property near Goring & Streatley station?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Will you come out to Yattendon?

Yes, Yattendon is on our map. Villages and rural addresses get the same survey as a town house.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.

How soon is the report ready?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.

How long does the visit take?

It usually takes an hour or two for most houses, and longer for a large or complex roof. Report times depend on the package.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

Does someone need to be in?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.

What a survey costs

Prices always include VAT. The things that change the price are:

  • The type of building, from a house to a block or an office
  • The height of the building and how the roof can be seen safely
  • The number of roofs, including extensions and garages
  • Which survey package you book

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What to let us know when you contact us

Getting the details right at the start saves time. Please include:

  • The address and postcode of the property
  • Any deadline, such as an exchange date
  • What kind of property and roof it is
  • Photos of the roof, taken safely from ground level or a window

If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or email us when you are ready.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Different roofs, different checks

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted, particularly at the verges and ridge.

Natural slate

Slate is common on older homes in London and the South East. Widespread slipping normally points to corroded nails, which we describe in the report.

How the survey works

We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a village or hamlet like Yattendon, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

How to prepare

  • Keep pets out of the way during the survey
  • Mention any parking restrictions on your street
  • Leave a clear route to the loft

Advice

Useful tips for Yattendon property owners

Nothing here needs a ladder. A few suggestions:

  • Let us know about any leaks or stains you’ve seen
  • Gather any paperwork for past roof work
  • Ask about a flat roof on an extension or garage too
  • Don’t climb onto the roof yourself

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that is not clear.

Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Leave the clearing to a professional. Clear gutters prevent a lot of damp.
