How a roof survey works in Frilsham

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We’re frequently asked to look into cracked mortar along the ridge and ponding, splits or blisters on flat roofs, on the roof space, natural slate and ridges, hips and valleys.

In a small place like Frilsham, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

What we cannot see

It is useful to know what a survey won’t do before you book:

  • Asbestos testing of any kind
  • Defects hidden under coverings or inside walls without opening up
  • Structural calculations (that is a structural engineer’s job)

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before you book. The full list of what we check.

What we check

  • Flat roofs
  • Chimney stacks
  • Lead flashings
  • The roof space
  • Ridges, hips and valleys
  • Natural slate
  • Clay and concrete tiles

How it works

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely. The survey usually takes between one and two hours for most homes, depending on how many separate roofs there are. Rural addresses near Frilsham can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You get in touch with the address and anything you’ve noticed.
  2. We arrange a day that suits you, including weekends.
  3. We look at the roof from each safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before the survey

  • Jot down any questions you want answered
  • Show us where any leaks or stains appear
  • Keep pets inside or away from the areas we are looking at

Booking a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To get started, ring 07833 053749 or use the contact form.

Checking the roof from the ground

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Roof surveys in Frilsham: local notes

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take a building like Yattendon C.E. Primary School: large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Midgham station, a dated record of the roof is useful when planning maintenance across a let. Take an older house close to Church of St Frideswide: its chimney, valleys and lead work are likely to be the parts that need attention first.

Frilsham: your questions answered

I let a flat near Midgham station. Can you check the roof?

Yes, rented property is part of what we cover. Just ring 07833 053749 or send us an email and let us know about the building, including who will give access on the day.

Does a conservation area affect roof work in Frilsham?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How much is a survey?

Roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.

How experienced are you?

Over 20 years and more than 5,000 surveys.

How long does a roof survey take?

It usually takes an hour or two on an ordinary house, or half a day or so for a commercial building. Report times depend on the package.

Do you use drones?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Can you check whether my roof contains asbestos?

No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Roof by roof

Clay plain and peg tiles

Where tiles hang on walls or dormers, we look at them too. Loose or missing tiles there let rain into the wall.

Natural slate

Slate is common on older homes in London and South East England. Widespread slipping normally points to corroded nails, which we describe in the report.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Look for debris in the garden after high winds
  • Photograph stains when they appear
  • Stay off ladders and the roof
  • Make sure we can open the loft hatch

File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.

Have gutters and valleys cleared regularly, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

How we price roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • Whether you choose the Basic, Standard or Premium Survey
  • Building height and the viewpoints available
  • Chimneys, valleys, parapets and other details
  • The type of building, from a house to a block or an office

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.
