Roofs, chimneys and gutters in Farley Hill
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses like Stratfield Saye House, about 3.9 miles south-west, show how far back building in the area around Farley Hill goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.
Take a building like Farley Hill Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If your home is one of the older ones in the streets near St Eligius, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Farley Hill is about 4 miles south-west of Wokingham, in West Berkshire. In Farley Hill, as across West Berkshire, every roof gets the same careful survey. Our West Berkshire coverage includes Farley Hill and the places around it. We also survey roofs in Reading.

Gutter survey in Farley Hill: what you get
We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. Typical surveys look at soffits marked by water and gutters overflowing in heavy rain, on fascias and soffits, outlets and hoppers and downpipes.
In a village or hamlet like Farley Hill, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

For landlords and managing agents
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
Landlords and letting agents in Farley Hill book surveys as well as householders. The report gives you a dated record of the gutter, with photos.
Do you need a gutter survey in Farley Hill?
Hidden gutters are frequently lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside as there is nowhere harmless for it to go. Lead linings can also be stolen.
Look out for signs like these:
- Gutters packed with leaves or moss
- Downpipes that are split or coming away
- Blocked outlets and hoppers
- Valley or box gutters that overflow inside
Homes near green spaces such as Shepperlands Farm Nature Reserve can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.
What to check before booking

- Whether they hold professional indemnity and public liability insurance
- What the report includes, and whether it has photographs

Farley Hill questions
I let a flat near Wokingham station. Can you check the roof?
Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Do you cover smaller places like Farley Hill?
Yes, Farley Hill is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too.
Can you tell me if my old gutters contain asbestos?
No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.
How do I book a survey in Farley Hill?
To arrange a survey, phone 07833 053749 or email us and let us know the address and what you’d like to know. We will confirm the price and agree a day with you.
Can a gutter survey explain damp on my walls?
Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so, based on what we can see.
Do you use drones?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
Honest limits
Before booking, it’s worth knowing what a survey will not do:
- What’s hidden inside a downpipe
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- The inside of buried drains
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.
What this survey covers
- Outlets and hoppers
- Valley gutters
- Downpipes
- Parapet and box gutters
- Fascias and soffits
- Eaves gutters
What you can safely check yourself
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
What happens on the day
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Rural addresses near Farley Hill can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
Before the survey
- Tell us about parking before the day
- Leave side gates unlocked
- Agree roof access with the managing agent if it is shared

Tips that help
From years of surveys, a few habits stand out as worth the effort:
- Leave gutter checks at height to someone equipped for it
- Check the loft with care after heavy rain
- Watch for green marks down the brickwork
- Watch the gutters during heavy rain
Questions about the report are welcome. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person consultation.
Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.
