Gutter survey in Arborfield Cross

Eaves gutters at the front of a building are easy to spot but a good many gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We look at them as far as they can be seen safely using vantage points, the roof space and the roof itself where safe. Many leaks indoors start at a hidden gutter. If you’ve noticed overflowing eaves gutters and water backing up from a hidden gutter, we can find out what’s behind it, whatever the roof.

In a small place like Arborfield Cross, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What a survey costs

When we price a survey, we consider:

  • How many separate roofs there are, such as extensions, dormers and garages
  • The roof’s overall size
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Basic, Standard or Premium

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.

What happens on the day

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. For a village or hamlet like Arborfield Cross, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before the survey

  • Check we can get to the back of the property
  • Check the loft hatch can be reached
  • Let us know about parking before the day

Arborfield Cross questions

Is Arborfield Cross within the area you cover?

Yes, Arborfield Cross is covered. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Can a landlord with a rental near Winnersh station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

How much is a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. For a price for your building, call 07833 053749 or drop us an email.

You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

  • The inside of buried drains

Signs you need a gutter survey in Arborfield Cross

Lots of tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that holds water in the gutter and gives plants somewhere to grow.

Typical things we are asked to look at include:

  • Downpipes that are split or coming away
  • Brackets that have dropped or snapped
  • Hoppers and outlets full of debris
  • Leaves and moss blocking gutters

The streets around a church like Church of St Bartholomew are often among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What to check before booking

  • What the report includes, and whether it has photos
  • What happens after the report arrives
  • Their report turnaround times
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What’s in a roof survey

Local roofs in Arborfield Cross

If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

What we look for on each type of roof

Box and secret gutters

A box gutter is built into the roof, often behind a parapet and when it overflows, water can get indoors. We check them where they can safely be seen.

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear and brackets may drop under the weight of debris.
