How a gutter survey works in Wokingham

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We’re often asked to look into brackets that have dropped or snapped and dripping or leaking gutter joints, on fascias and soffits, parapet and box gutters and eaves gutters.

A place the size of Wokingham has roofs of every age and type, with slate on older terraces, tiles on later houses and flat roofs on extensions, flats and shops. Typical faults range from slipped slates and cracked ridges to tired flashings, chimneys and blocked gutters. The roof type shapes what gets checked.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

For landlords and managing agents

Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on any day of the week, which helps when tenants work during the week.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

Honest limits

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • Damage hidden inside walls or behind boards
  • Asbestos testing of old gutters, downpipes or soffits
  • What’s hidden inside a downpipe

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before you book. The full list of what we check.

What we look at

  • Parapet and box gutters

Why it is worth a survey now in Wokingham

A dripping joint or sagging bracket won’t get better on its own. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. Roof faults in Wokingham, as anywhere, rarely fix themselves: one loose tile lets in water, which weakens the battens and loosens more. Early action is normally the cheaper option.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Wokingham questions

Is my home in Wokingham listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you survey roofs for landlords with property near Wokingham station?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or email us with the address and what you need, and we will talk through which survey suits.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Will you walk on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

How fast do I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

How the survey changes by roof type

Plastic (uPVC) gutters

Plastic can become brittle with age and crack. We check joints, brackets and the line of each run.

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. If you have questions on the day, just ask. For a property in Wokingham, it’s useful to know where we can park. The roof is inspected from ground level, from inside and, where it’s safe, from the roof itself.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it’s safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Before the survey

  • For flats, make sure roof access has been agreed
  • Leave side gates unlocked
  • Have any paperwork from past roof work to hand

Advice

How we price gutter surveys

To price your survey, we look at:

  • The type of building, from a house to a block or an office
  • How tall the building is and how easy the roof is to see
  • How big the roof is
  • The shape of the roof and its details

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

Here’s what helps us most when you contact us:

  • Any stains, drips or damp patches you’ve seen indoors
  • What’s prompted the survey
  • How the loft is reached, if there is one
  • Photos of the roof, taken safely from ground level or a window

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or drop us an email.

Local roofs in Wokingham

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you own a rental within reach of Wokingham station, the gap between tenancies is a good time to have the roof looked at. If you look after a building such as Walter Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church such as Church of St Paul are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
