About our gutter survey in Woodley

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. Common reasons to book are brackets that have dropped or snapped and downpipes that are split or coming away, across fascias and soffits, outlets and hoppers and valley gutters.

Woodley mixes older houses, frequently slate or clay tiled, with newer estates, many of them with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Later houses have their own typical faults, from loose ridge tiles to blocked gutters.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What a survey costs

We confirm the exact price before you book. This is what makes a difference:

  • If the survey needs thermal imaging or a drone
  • House, block, shop or office
  • How many separate roofs there are, such as extensions, dormers and garages
  • The package you choose: Basic, Standard or Premium

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • Photos of the roof, taken safely from ground level or a window
  • Any stains, drips or damp patches you’ve seen indoors
  • Your postcode, so we can check access and travel
  • What made you get in touch

To book a survey, phone 07833 053749 or send us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.

What happens if roof problems are left?

Small gutter faults rarely fix themselves. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. Once water reaches the loft insulation in a home in Woodley, it loses much of its value and is slow to dry. That adds to the bill long before the leak is obvious.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

What we look for on each type of roof

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order where it is safe to see them. Lead is also a target for theft.

How it works

The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Notes and photographs go into the written report. It normally takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. In Woodley, parking is rarely complicated, though it’s useful to know about driveways or restrictions. We look at the roof from ground level and from windows, then from the loft where there’s safe access.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Advice

Useful tips for Woodley property owners

There’s plenty you can do without going near the roof. What helps most:

  • Check that downpipes are firmly fixed to the wall
  • Get trees that overhang the gutters trimmed
  • Note any damp stains below the gutters
  • Check from the ground or a window, not a ladder

You receive a written report with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

Your questions about gutter surveys in Woodley

Do you cover Woodley?

Yes, Woodley is one of the places we work. The survey and report are the same in Woodley as anywhere else.

Is my home in Woodley listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Can the survey be at a weekend?

Yes, weekend visits are possible as well as weekdays. Just ring 07833 053749 or email us to arrange it.

Could my damp wall be caused by the gutters?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so we report on what’s visible.

Do you need to get into the loft?

Normally, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

Will you look at parapet and box gutters as well?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Parts of them may not be visible, and we’ll note that in the report.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Landlord and commercial surveys in Woodley

Landlords and agents in Woodley book surveys as well as homeowners. The report gives you a dated record of the gutter, with photos, which helps you plan work between tenancies.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

What a gutter survey looks like in Woodley

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

If you let a flat or house near Winnersh Triangle station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you own one of the older houses in the streets near United Reformed Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Living close to Ali's Pond Local Nature Reserve is pleasant, but mature trees mean leaves in gutters and valleys each autumn.
