Roof surveys across RG5

About roof surveys in RG5

We inspect whatever is safely visible: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, which helps with tall or steep roofs. You do not need to do anything except give us access. Each defect we find is photographed and explained. Common reasons to book are water stains on rafters and ceiling joists and cracked mortar along the ridge, across natural slate, chimney stacks and ridges, hips and valleys.

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes between one and two hours for most homes, depending on how many separate roofs there are.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe vantage point outside.
  4. Inside, we check the loft space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Roof surveys across RG5: local notes

Across RG5, lots of older houses still have chimney stacks, used or not, and their flashings and pointing need checking like any other part of the roof. Gutters, valleys and fixings come next.

We work right across London and South East England, from the Isle of Wight to Hertfordshire, and RG5 is well within that. Visits run on weekdays and at weekends.

Woodley: If you let a flat or house near Winnersh Triangle station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Trees in and around Ali's Pond Local Nature Reserve shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

How we price roof surveys

To price your survey, we check:

  • Extensions, dormers and garages with roofs of their own
  • House, block, shop or office
  • Basic, Standard or Premium
  • The shape of the roof and its details

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Getting in touch

A little information up front helps. Please include:

  • The type of building and roof, such as pitched or flat
  • Whether there’s a loft hatch, a shared roof or tricky access
  • When you need the report by
  • Why you want a survey: buying, a leak, a storm or new work

Getting a price is simple: just phone 07833 053749 or send us an email, tell us about the property and we’ll explain which survey suits. The price is agreed up front.

What this survey cannot tell you

A survey is a careful look at the roof, but it cannot do everything. The main limits are:

  • A full building survey of the property
  • A promise that the roof will not leak in future
  • What’s under the slates, tiles or felt

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Let us know about it as you book and we’ll plan the visit with that in mind.

Roof by roof

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack. Leaning stacks and loose pots are recorded.

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted.

Tips from our surveys

A little preparation and a few simple habits help. Our tips:

  • Hold on to the report for future surveys
  • Do not climb onto the roof yourself
  • Watch for slipped slates after bad weather
  • Take photos of any leaks as they happen

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed, and whether work has done its job.

Keep the roof space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Your questions about roof surveys in RG5

How much is a survey?

Roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Just say which days work for you.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to.

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What’s the best way to book?

Just phone 07833 053749 or email us. After a few questions, we confirm the price and fix a day, weekday or weekend.
