Gutter Survey in Wokingham

Our gutter survey service in Wokingham

Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from what can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. Typical surveys look at gutters full of debris and silt and blocked outlets and hoppers, on parapet and box gutters, outlets and hoppers and valley gutters.

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes between one and two hours at most homes, with bigger or more complicated roofs taking longer.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. The findings are written up with photos and recommendations.

Homes and roofs across Wokingham

Homes across Wokingham range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later.

Across London and South East England, older homes frequently have slate or clay tiles, while many later ones have concrete tiles. That variety shapes every survey in Wokingham.

Reading: For landlords with property near Reading West station, a dated record of the roof is useful when planning maintenance across a let. Mapledurham House lies about 3.6 miles north-west, so building around Reading goes back a long way. Older homes in the area may have roofs that need matching materials when work is done.

How the survey changes by roof type

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. We check what’s visible and note what isn’t.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

Why roofs fail

Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside as there’s nowhere harmless for it to go. Lead is also a target for theft.

Common reasons to book include:

  • Gutters that have fallen out of line
  • Joints that drip after rain
  • Leaves and moss blocking gutters
  • Water spilling over the gutter edge

When you need someone else

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Underground drains, which need a CCTV drain survey
  • What’s hidden inside a downpipe

Prices for gutter surveys in Wokingham

The price reflects the time and kit the roof needs. That comes down to:

  • Extra roofs, like extensions, dormers or garages
  • Whether thermal imaging or a drone is needed
  • How tall the building is and how easy the roof is to see
  • Features like valleys, chimneys, dormers and parapets

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Booking your survey

To price your survey accurately, we will ask about:

  • Anything about access we should know
  • When you need the report by
  • What made you get in touch
  • The kind of building and roof involved

To book a survey, phone 07833 053749 or email us and let us know the address and what’s prompted the survey. You will know the price before anything is booked.

What you can safely check yourself

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Common questions in Wokingham

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What do I do with the report?

You will get the report by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

How much time does the visit need?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

Will you photograph what you find?

Yes. We photograph the roof as we go, and they go into the written report.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

How do I book a survey in Wokingham?

Simply phone 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.
