Ruscombe: your questions answered
I let a flat near Twyford station. Can you check the roof?
Yes, rented property is part of what we cover. You can phone 07833 053749 or email us with the address and a few details.
Is Ruscombe within the area you cover?
Yes. Ruscombe is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.
Does the report include photographs?
Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.
Do you use drones?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
What’s the best way to book?
Just call 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Will you check the drains below ground?
No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.
Gutter survey in Ruscombe: what you get
Some gutters are easy to see from the street, but many are not. Valley, parapet, box and secret gutters can send water indoors when they overflow. We look at them as far as they can be seen safely using vantage points, the roof space and the roof itself where safe. Hidden gutters are a common source of leaks inside. If you are worried about gutters packed with leaves or moss and water spilling over the gutter edge, we can find out what’s behind it.
In a village or hamlet like Ruscombe, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What you can safely check yourself
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
What we look for on each type of roof
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.
Aluminium and other metal gutters
On big buildings, one blocked outlet can affect a long run, so we check the outlets carefully.
For landlords and managing agents
If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey seven days a week, which helps when tenants work during the week.
Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant in advance.
What happens on the day
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes between one and two hours for most houses, while a commercial roof takes nearer three to four hours. Older roofs in small places like Ruscombe can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it’s safe, we check the loft for signs of water.
- A written report with photos and recommendations follows.
Getting ready for the survey
- Move anything stored under the loft hatch
- Gather any invoices or paperwork from past roof work
- If you’re buying, check with the agent that we can get in

Advice
Practical tips
A little preparation and a few simple habits help. Some pointers:
- Do not climb a ladder to look in the gutters
- Check for spilling water in a downpour
- Include valley, parapet and box gutters when clearing
- Have gutters cleared at least once a year
For let and shared buildings, the report can go on file and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.
Deal with drips, sags and loose downpipes early. Left alone, they normally grow and spilled water harms brickwork and woodwork.

Signs you need a gutter survey in Ruscombe
Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside, because there’s no outer edge for it to spill over. Lead linings can also be stolen.
Most people get in touch when they’ve noticed something like this:
- Valley or box gutters that overflow inside
- Dripping or leaking gutter joints
- Fascia boards damaged by overflowing water
- Downpipes that are split or coming away
For site and facilities teams at buildings such as Polehampton Church of England Junior School, a written record of a large roof helps plan work for the holidays rather than in term time.

Gutter surveys around Ruscombe
Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first.
Living close to Loddon Nature Reserve is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. The streets around a church such as Church of St James are frequently among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
