Gutter survey in Earley: what you get
Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether overflows are working. The photographs show you exactly what we found. Blocked gutters are easy to put off, but they rarely get better. Common reasons to book are gutters overflowing in heavy rain and fascia boards damaged by overflowing water, on fascias and soffits, eaves gutters and outlets and hoppers.
Around Earley, semis and terraces share chimneys, gutters and roof lines with the house next door. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. Shared parts are looked at as far as they can safely be seen from the property we’re surveying. Let us know when you book if you know of anything shared with next door.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Earley questions
Does a conservation area affect roof work in Earley?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you cover Earley?
Yes. We work right across London and South East England, and Earley is part of that. Just ring 07833 053749 or drop us an email and let us know about the property.
Will you look at parapet and box gutters as well?
Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Parts of them may not be visible, and the report says so.
Can a gutter survey explain damp on my walls?
We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so the report covers what can be seen.
Do you test soffits or gutters for asbestos?
No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How much time does the visit need?
Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.
Can you give me structural calculations?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
What a gutter survey looks like in Earley
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Living close to Maiden Erlegh Local Nature Reserve is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you own a rental within reach of Earley station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Signs you need a gutter survey in Earley
Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold, and in time their joints can drip. Cast iron joints can corrode and part where the paint has failed.
These are some of the problems a survey can pick up:
- Gutters overflowing in heavy rain
- Leaks at the gutter joints
- Leaves and moss blocking gutters
- Hoppers and outlets full of debris
Take a building like Radstock Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Questions to ask before booking
- Are they insured for the work?
- Whether the price includes VAT
- Whether you can ask questions once you have the report
- How long they’ve been surveying roofs
Why get it checked now?
A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without one, it is guesswork from ground level. In a family home in Earley, a small roof fault lets water into places you cannot see, soaking loft insulation, wall tops and timbers. By the time a stain appears on a ceiling, there is more to put right.
Prices quoted always include VAT, and the written report is part of the package. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Honest limits
A survey is a close look at the gutter, but it can’t do everything. The main limits are:
- Rot or damp concealed behind fascias or inside walls
- Parts of gutters that cannot be seen safely
- The inside of a downpipe along its whole length
If in doubt, call 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.
What this survey covers
- Downpipes
- Outlets and hoppers
- Valley gutters
- Eaves gutters
- Fascias and soffits
- Parapet and box gutters
Can I check my roof myself?
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

How it works
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Semi-detached and terraced homes in a town like Earley often share a roof line with the neighbours, so we check what can be seen of the shared parts from your side. Tell us about any known leaks, past repairs or building work when booking.
- We agree which parts of the building you are most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
Before the survey
- For flats, make sure roof access has been agreed
- Jot down any questions you want answered
- Tell us about parking before the day
How to book
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.
