Gutter surveys around The Holt

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. With Harleyford Manor about 3.9 miles north, The Holt sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

If you own a rental within reach of Wargrave station, a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like Robert Piggott CofE Infant School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Gutter surveys for homes and businesses in The Holt

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, from everything that’s safely in view. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so, with a suggested next step. If you’re worried about gutters overflowing in heavy rain and soffits marked by water, we can find out what’s behind it, whatever the roof.

Somewhere as small as The Holt, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

Why it’s worth a survey now in The Holt

A written report gives you a dated record of the gutters’ condition, useful when you are planning maintenance or getting work priced. Without it, you are relying on what can be seen from the pavement. In a small place like The Holt, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Every price we give includes VAT. Gutter survey starts from £150, including VAT. You will know the price for your roof before booking.

Tips from our surveys

There is plenty you can do without going near the roof. Here’s what helps most:

  • Have overhanging branches cut back
  • Look for green streaks or damp patches on walls
  • Leave gutter checks at height to someone equipped for it
  • Look for downpipes coming loose

You receive a written report with photos and clear written recommendations. Share it with a contractor of your choice so they know what needs doing.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.

What we do, step by step

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Cottages and farmhouses around The Holt often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. They last well when painted, but rust where the paint fails.

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. Any leaks or corrosion we spot go in the report.

When you need someone else

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Pipes below ground level
  • The inside of a downpipe along its whole length
  • Gutters out of sight from every safe viewpoint

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey. What a survey covers and does not.

What this survey covers

  • Outlets and hoppers
  • Downpipes
  • Eaves gutters
  • Valley gutters
  • Parapet and box gutters
  • Fascias and soffits

Can I check my roof myself?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where it applies.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

FAQs for The Holt

How do I find out if my home in The Holt is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to The Holt?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.

Will you check if gutters are causing damp inside?

Overflowing gutters frequently lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we will say so as far as we can tell from what’s visible.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

When does the report arrive?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Are hidden gutters like valleys and box gutters included?

Yes, as far as they can be seen safely. We look from vantage points, the roof space and the roof itself where safe and a drone where applicable.

What’s the best way to book?

It is easiest to phone 07833 053749 or email us. Give us the address and some details about the roof, and we’ll take it from there. We survey on weekdays and at weekends.
