Pre-Purchase Roof Survey in The Holt
A roof survey before you buy a house or flat for The Holt and the rest of Wokingham. Surveys run seven days a week.
- Old water stains in the loft space
- Slipped or missing slates and tiles
- Standing water on a flat extension roof
How a pre-purchase roof survey works in The Holt
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Choose the level that suits the home you are buying. Every package comes with a written report, photos and recommendations. We survey lead flashings and valleys, the roof space and flat-roofed extensions and dormers, and people most frequently book us about slipped or missing slates and tiles and gutters that overflow or drip at the joints.
Older buildings in small places like The Holt may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

The Holt: your questions answered
Do you cover smaller places like The Holt?
Yes. The Holt is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.
Is drone flying allowed in The Holt?
It depends on the exact address and the weather on the day. The Holt is about 3 miles from White Waltham Airfield, so the Drone Safety Map is checked for restrictions around it before we fly. Strong wind or a downpour also stops a small drone flying.
How long will you be at the property?
Allow about one to two hours for a house, while a commercial roof takes nearer three to four hours. We’ll give you an idea of timing when you book.
What’s the best way to book?
Simply phone 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day.
Will the roof report help me negotiate with the seller?
Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.
Is a roof survey worth having alongside a home survey?
That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and that is where a roof survey helps. It does not stand in for a RICS survey.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Different roofs, different checks
Natural slate
Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’.
Chimney stacks
A stack stands exposed above the roof line. We check the pots, the flaunching, the pointing and the flashings.
The Holt homes and their roofs
With Harleyford Manor about 3.9 miles north, The Holt sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. White Waltham Airfield is about 3 miles from The Holt. If the drone is used for your survey, the Drone Safety Map is checked for restrictions first.
The Holt is about 4 miles north-east of Woodley, in Wokingham. The Holt gets the same service as everywhere else we work: a careful inspection, photos and a written report. The Holt is one of the places in Wokingham we cover for pre-purchase roof surveys. For surveys nearby, see our Reading page.
All of RG10 is within our area for pre-purchase roof surveys, from the main roads to the quietest streets. We offer pre-purchase roof surveys to properties on Blakes Lane and Bath Road and the roads around them. If you’re just outside The Holt, we cover Kiln Green (1 mile east), Hare Hatch (1 mile south-west), Ruscombe (2 miles south-west), Waltham St Lawrence (2 miles south-east) and Twyford (2 miles south-west). Further out, we also cover Reading (7 miles south-west), Wokingham (6 miles south), Woodley (4 miles south-west), Earley (6 miles south-west), Crowthorne (9 miles south) and Lower Earley (6 miles south-west).
Around The Holt
We work in homes and buildings around Blessed Hugh Faringdon Catholic School and The Queen Victoria pub. For rail, the closest station is Wargrave station, roughly 1.7 miles west of the centre. A little further out are Frazer Nash Archives (3.2 miles north-west) and St Mark's Hospital (4.4 miles north-east). The countryside around The Holt includes Weycock Hill and Hurley Chalk Pit.
The survey, step by step
We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older roofs in small places like The Holt can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed beforehand.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a report with photographs and recommendations before you exchange.
Before we arrive
- Keep pets in another room
- If you’re buying, let the agent know when we are coming
- Point out any leaks or damp patches
Book a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or use the contact form when you are ready.

Leave it or get it looked at?
Without a survey, you are relying on a glance from the pavement. That will not show slipped slates on the rear slope, a worn valley or cracked flaunching. We fill that gap before you are tied in. Older and listed buildings around The Holt may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

What a pre-purchase roof survey does not cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Confirmation of asbestos in cement sheets or soffits
- What’s under the slates, tiles or felt
- Whether timbers meet design loads
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. The full list of what we check.

- Gutters and downpipes
- Chimney stacks
- Clay and concrete tiles
- Lead flashings and valleys
Checking the roof from the ground
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Do you need a pre-purchase roof survey in The Holt?
Asbestos was banned in UK construction in 1999. It’s often found in cement sheets, soffits and flue pipes. We do not carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.
We’re often asked to look at:
- Loose pots and cracked flaunching
- Gutters choked with leaves and moss
- Bitumen or mortar used in place of proper repairs
- Slipped or missing slates and tiles
If you own a rental within reach of Wargrave station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
