Chimney survey in The Holt: what you get
Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. That points the work in the right direction. We survey chimney pots and cowls, chimney breasts and brick chimney stacks, and the problems we are asked to look at most are gaps where the stack meets the roof and damaged chimney pots and cowls.
Older buildings in small places like The Holt may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What happens if roof problems are left?
Most people never get a careful look at their chimney stacks. Problems often go unnoticed until damp appears inside. Surveying the stack now can catch problems first. In a place like The Holt, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.
Why us?

The Holt: your questions answered
Is my home in The Holt listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you survey roofs for landlords with property near Wargrave station?
Yes, landlords and agents book with us as well as owners. You can phone 07833 053749 or use the contact form with the address and some details, including who will give access on the day.
Do you climb onto every roof?
Only when it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.
Is The Holt in your area?
Yes. Our area covers London and South East England, and that includes The Holt.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Do you inspect the flue?
No. It is not a flue, sweep or gas safety inspection. We check the stack, pots, flaunching, pointing and flashings, and damp inside, and we will say if anything suggests the flue needs checking.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.
Prices for chimney surveys in The Holt
What a survey costs depends on the time and equipment it needs. The main factors are:
- How big the roof is
- How complicated the roof is, with its valleys, chimneys and parapets
- How many separate roofs there are, such as extensions, dormers and garages
- Building height and the viewpoints available
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.
What we need to know
When you call or email, these details help:
- Pictures from the garden or a window, if you have them
- Where water is showing inside, if it is
- Your postcode, so we can check access and travel
- How the loft is reached, if there is one
You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or drop us an email.
What we do, step by step
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. Older roofs in small places like The Holt can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.
- We go through the chimneys, any damp and any work done on them.
- We check every stack from wherever it can safely be seen.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- You get a written report with photos and recommendations by email.
Before the survey
- Point out any leaks or damp patches
- Jot down any questions you want answered
- Keep pets inside or away from the areas we’re looking at

Advice
How the survey changes by roof type
Flaunching
Flaunching takes the worst of the weather. The survey checks for cracking and gaps around each pot.
Rendered stacks
Water can get in through cracks and then struggle to dry out. We record any cracking and where it is.
Roofs, chimneys and gutters in The Holt
The wider area around The Holt has a long history of building, with Harleyford Manor about 3.9 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.
For landlords with property near Wargrave station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building such as Robert Piggott CofE Infant School, a written record of a large roof helps plan work for the holidays rather than in term time.
