FAQs for The Holt

Can a landlord with a rental near Wargrave station book a roof survey?

Yes, rented property is part of what we cover. Just call 07833 053749 or send us an email and let us know about the building, including who will give access on the day.

Will you come out to The Holt?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Will you inspect a roof that several owners share?

Yes, we survey shared roofs frequently. We can only inspect neighbouring parts from where we’re allowed to be and we will say so.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Can we use the survey to plan a roof budget?

Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. It does not include repair cost estimates but it gives contractors a clear brief.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.

Landlord roof survey in The Holt

Getting into every part of a building takes planning. We may need to get into the roof space and some or all of the flats, so tenants or leaseholders need notice. You or your agent arrange access, and we confirm what we need as you book. Any part we couldn’t reach is noted in the report. If you’ve noticed blocked gutters over flats and worn ridges, hips and verges, we can find out what’s behind it.

Some older homes in villages like The Holt are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Can I check my roof myself?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

What happens on the day

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take about one to two hours for a single let house, with blocks of flats taking longer. In a hamlet or village like The Holt, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with what you know about the building and its history.
  2. We confirm the access we’ll need.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photos.

What a landlord roof survey looks like in The Holt

Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Harleyford Manor, about 3.9 miles north, is one of the historic houses in the wider area around The Holt. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Anyone responsible for a site like Robert Piggott CofE Infant School will know that large buildings have long gutter runs and big roofs that need checking like any other.

The Holt is about 4 miles north-east of Woodley, in Wokingham. Houses, flats, blocks and commercial buildings in The Holt can all book landlord roof surveys, with a written report and photographs every time. Our area takes in places right across Wokingham, large and small. There’s also a page for Reading.

Surveys in RG10 are booked the same way as anywhere else. If you need a landlord roof survey at a property on Blakes Lane and Bath Road or a nearby road, we can survey it. We also cover Kiln Green (1 mile east), Hare Hatch (1 mile south-west), Ruscombe (2 miles south-west), Waltham St Lawrence (2 miles south-east) and Twyford (2 miles south-west). What we look for on each type of roof

Shared chimney stacks

Chimney stacks are often shared between houses or flats. We check pots, flaunching, pointing and flashings as far as can be seen.

Roof spaces and lofts

On blocks, the loft space may be reached through a flat or a communal hatch, so it needs arranging.

Common roof problems in The Holt

Roofs on let and shared buildings often get less regular attention than owner-occupied homes. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.

It’s worth booking a survey if you’ve seen:

  • Mortar falling from ridges and verges
  • Chimney stacks in poor repair
  • Failed flashings at walls and chimneys
  • Standing water on a flat roof

If you let a flat or house near Wargrave station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Questions to ask before you book

  • Their drone registration, if they fly one
  • Whether VAT is in the quoted price
  • Whether the roof space is looked at, where there is one
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
