Landlord roof surveys in Kiln Green

Landlord roof surveys for homes and businesses in Kiln Green

Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey converted houses, flat roofs on blocks and rented houses, and the problems we’re asked to look at most are damp or stains in top-floor flats and blocked gutters over flats.

Somewhere as small as Kiln Green, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What we cannot see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Who pays under the lease (that is a legal question)
  • Confirming asbestos in older roof materials
  • Parts of the roof we cannot safely see or access

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What a survey covers and does not.

What we check

  • Shared roofs
  • Rented houses
  • Gutters and downpipes
  • Converted houses
  • Flat roofs on blocks
  • Blocks of flats

Kiln Green questions

I let a flat near Wargrave station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.

Will you come out to Kiln Green?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

What’s the best way to book?

To book, ring 07833 053749 or send us an email and tell us the address and what you’d like to know. We’ll confirm the price and find a day that suits.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details as you book.

Does the report help with maintenance planning?

Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed, which suits a rolling plan.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It normally takes an hour or two on an ordinary house, and about three to four hours for a commercial roof. For a village or hamlet like Kiln Green, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before the survey

  • Jot down any questions you want answered
  • Have any paperwork from past roof work to hand
  • Buyers: confirm access with the estate agent or seller

Booking a survey

If you have photos of the roof, send them over. Take them safely from the ground or a window. To send them or to book, phone 07833 053749 or email us.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Give tenants a simple way to report leaks
  • Keep roof surveys on a rolling plan
  • Ask your managing agent about lease terms
  • Act on high-priority defects quickly

Photos make it easier to explain the findings to leaseholders, tenants or directors. The report is written in plain language.

Get gutters and roof outlets cleared at least once a year, especially on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.

Landlords, agents and block managers in Kiln Green

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the survey around it.

If the property is let, the agent or a tenant can let us in. Surveys run on any day of the week, which helps when tenants work during the week.

Landlord roof surveys around Kiln Green

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Harleyford Manor, about 3.8 miles north, is one of the historic houses in the wider area around Kiln Green. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you own a rental within reach of Wargrave station, the gap between tenancies is a good time to have the roof looked at. If you look after a building such as Knowl Hill Church of England Primary Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark such as Saint Peter, its chimney, valleys and lead work are likely to be the parts that need attention first.
