Landlord roof survey in Lower Earley: what you get

Roofs on let houses and blocks of flats are easy to forget until something leaks. Surveying the roof first helps you spot defects early, and plan work rather than react to it. The findings come in a written report with photos that you can keep with the building’s records. Many clients repeat the survey on a rolling basis to see how the roof is changing. We survey flat roofs on blocks, blocks of flats and gutters and downpipes, and common reasons people get in touch are leaking joints at party walls and gaps where tiles or slates have slipped.

In a smaller place like Lower Earley, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A close look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the let or shared roof, the defects we found and what we recommend.

How the survey changes by roof type

Pitched roofs on houses and blocks

Slate and tiled pitched roofs are common on let and shared buildings. We check coverings, ridges, hips, valleys and flashings where it is safe to see them.

Gutters and downpipes

Blocked gutters cause many leaks into top-floor flats. We check gutters, outlets and downpipes as far as can be seen safely.

Checking the roof from the ground

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Lower Earley questions

Will you come out to Lower Earley?

Yes, Lower Earley is on our map. A small place gets exactly the same survey as a big one.

I let a flat near Earley station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.

Can we use the survey to plan a roof budget?

Yes, many agents and freeholders use it that way. Surveying again later shows what has changed to keep your plan up to date.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Just say which days work for you.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Do you climb onto every roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • Extra roofs, like extensions, dormers or garages
  • The size of the roof
  • Whether it’s a home or a commercial building
  • Any need for thermal images or a drone flight

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

What to tell us when you get in touch

To price your survey accurately, we’ll ask about:

  • Pictures from the garden or a window, if you have them
  • Your postcode, so we can check access and travel
  • Any stains, drips or damp patches you’ve seen indoors
  • Access details, like a loft hatch or a shared roof

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or drop us an email with the details.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Parts of the roof we cannot safely see or access
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Responsibility under a lease

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. What our survey covers.

Lower Earley homes and their roofs

If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live near a park like Maiden Erlegh Local Nature Reserve, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. For landlords with property near Earley station, the gap between tenancies is a good time to have the roof looked at. Take a building like Radstock Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How it works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It typically takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. With a bit of garden around a house, as there often is around Lower Earley, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

Before we arrive

  • Move anything stored under the loft hatch
  • For a flat or shared roof, check access with the building owner or managing agent
  • Leave side gates unlocked

Tips from our surveys

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Some tips:

  • Ask your managing agent about lease terms
  • Keep the loft hatch clear and reachable
  • Make leak reporting easy for tenants
  • Act on high-priority defects quickly

How soon the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Pick the package that suits the building and your timescale.

Ask tenants and residents to report damp, stains or drips promptly. Early reports let you act before damage spreads.
