Can I check my roof myself?

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Access needs arranging before a survey of a let or shared building. The roof space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. You or your agent arrange access, and we confirm what we need as you book. Where we can’t get into part of the building, the report says so. If you’ve noticed chimney stacks in poor repair and choked outlets and gutters, a survey will tell you what’s going on.

Houses in smaller places like Coley Park can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what is not.

When to book a survey in Coley Park

Tenants and leaseholders rarely look at the roof. Defects up on the roof can go unreported for a long time particularly where the roof cannot be seen from the street.

Signs worth acting on include:

  • Ponding or splits on flat roofs
  • Parapets and upstands in poor repair
  • Damp or stains in top-floor flats
  • Mortar falling from ridges and verges

If you own a rental within reach of Reading West station, the gap between tenancies is a good time to have the roof looked at.

What to check before booking

  • Whether they hold professional indemnity and public liability insurance
  • How they plan to inspect the roof safely
  • Whether the inside of the roof is included
  • How much experience they have with roofs like yours

What to expect from a roof survey

Coley Park homes and their roofs

The wider area around Coley Park has a long history of building, with Mapledurham House about 3.5 miles north-west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you own one of the older houses in the streets near All Nations Christian Centre, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building such as St Mary & All Saints Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

FAQs for Coley Park

Is Coley Park within the area you cover?

Yes, Coley Park is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How do I find out if my home in Coley Park is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Does this replace a RICS building survey?

No, it focuses on the roof. It isn’t a RICS Level 2 or 3 building survey, and it’s not a structural engineer’s report.

How much is a landlord roof survey?

Landlord roof survey starts from £150, including VAT. The price depends on the size of the building and the number of roofs. For a price, call 07833 053749 or email us.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.

How much time does the visit need?

It typically takes an hour or two for a single let house, with blocks of flats taking longer. You’ll know roughly how long when we arrange it.

Do you survey roofs shared between flats?

Yes. We survey what we can access and see safely. Areas we couldn’t see are noted in the report.

How we price landlord roof surveys

To price your survey, we look at:

  • How tall the building is and how easy the roof is to see
  • Roof area
  • Whether it’s a home or a commercial building
  • Extensions, dormers and garages with roofs of their own

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

Booking your survey

We will usually ask about:

  • Where any leaks, stains or damp patches show inside
  • The reason for the survey, such as buying, a leak or storm damage
  • What kind of property and roof it is
  • Pictures from the garden or a window, if you have them

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

What a landlord roof survey does not cover

It helps to know what a survey will not do before booking:

  • The structure in the way a structural engineer would assess it
  • Responsibility under a lease
  • Walls, floors and services beyond the roof

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before booking. What a survey covers and does not.

What we look at

  • Flat roofs on blocks
  • Gutters and downpipes
  • Rented houses
  • Shared roofs
  • Converted houses
  • Blocks of flats

What happens on the day

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about one to two hours for a house, and longer for a block or a building with several roofs. Being in a smaller place like Coley Park does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We agree which roofs and which parts of the building are included.
  2. Access to flats and the loft space is arranged with you in advance.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where it is safe.
  4. Defects are photographed and their urgency noted.
  5. You get a written condition report to help plan maintenance.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Have keys ready for side gates, garages or roof access doors
  • Clear the way to the loft hatch

Advice

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Give residents notice before a survey
  • Get legal advice on lease responsibilities
  • Ask residents to report damp right away
  • Check the roof space can be accessed

Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.

Get gutters and roof outlets cleared at least once a year, especially on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.
