About our landlord roof survey in Hare Hatch

Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait, as far as can be judged from what’s visible. It does not give repair costs, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can deal with it first and budget for the rest. If you’re worried about cracked or leaning shared chimneys and worn ridges, hips and verges, we can find out what’s behind it.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What a landlord roof survey does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Confirming asbestos in older roof materials
  • Who pays under the lease (that is a legal question)
  • The rest of the building, as a RICS Level 2 or 3 survey would

If in doubt, call 07833 053749 or send us an email and we will point you to the right survey. The full list of what we check.

What we look at

  • Flat roofs on blocks
  • Blocks of flats
  • Shared roofs
  • Converted houses
  • Rented houses
  • Gutters and downpipes

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two at a typical home, with bigger or more complicated roofs taking longer. You are welcome to ask questions while we’re there. Around Hare Hatch, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

Preparing for the visit

  • If it is not your property yet, arrange access through the agent
  • Keep pets inside or away from the areas we’re looking at
  • Have keys ready for side gates, garages or roof access doors

Advice

Landlord roof surveys in Hare Hatch: local notes

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. Harleyford Manor, about 4.3 miles north, is one of the historic houses in the wider area around Hare Hatch. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as Church of St James, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Robert Piggott CofE Infant School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Hare Hatch is about 4 miles north-east of Woodley, in Wokingham. In Hare Hatch, as across Wokingham, every roof gets the same careful survey. Our area takes in places right across Wokingham, from the larger towns to small villages. Our Reading page covers surveys nearby.

We work across RG10 for landlord roof surveys and the streets around it. Local streets include Bath Road, Tag Lane and Milley Lane, all of which we cover. Your questions about landlord roof surveys in Hare Hatch

Is my home in Hare Hatch listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to Hare Hatch?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.

What’s the price of a landlord roof survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Blocks are priced on their size and roofs. Just call 07833 053749 or use the contact form for a price.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Is the report suitable for a maintenance plan?

Yes, that is one of the main reasons clients book. A repeat survey later shows how the roof has changed to keep your plan up to date.

Will you say whether the freeholder or leaseholders should pay?

No. Who pays is usually set by the lease, and that’s a legal question. Our report gives an independent record of the roof’s condition to help those discussions.

How we price landlord roof surveys

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Extensions, dormers and garages with roofs of their own
  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone
  • The roof’s overall size

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for your roof before booking.

Getting in touch

Here’s what helps us most when you contact us:

  • The property’s address and postcode
  • What’s prompted the survey
  • Pictures from the garden or a window, if you have them
  • Access details, like a loft hatch or a shared roof

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or send us an email.

Before and after the survey

Over many surveys, some simple habits stand out:

  • Survey the roof on a regular cycle
  • Give residents notice before a survey
  • Put urgent roof work at the top of the list
  • Keep the loft hatch clear and reachable

If you need to share the findings with leaseholders or a board, the photographs help. The report is written in plain language.

Keep the loft space accessible so the roof can be checked from inside. Clutter around the hatch slows things down.

Signs you need a landlord roof survey in Hare Hatch

Older buildings across London and the South East have roofs that are decades old. Nails, battens, flashings and underlay frequently fail before good slates or tiles, and a survey helps show where that is happening.

Signs worth acting on include:

  • Flashings that have come away
  • Gaps where tiles or slates have slipped
  • Chimney stacks in poor repair
  • Ponding or splits on flat roofs

Landlords with a home close to Wargrave station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Questions to ask before booking

  • Their track record with similar roofs
  • Whether the inside of the roof is included
  • What insurance they carry
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What’s in a roof survey

Landlord and commercial surveys in Hare Hatch

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
