Thermal roof survey in Hare Hatch: what you get

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We talk through the forecast when you book, and our report notes the conditions and how they affected what we saw. If you’ve noticed leaks far from where the stain appears and wet insulation beneath the membrane, a survey will tell you what’s going on.

Some older homes in villages like Hare Hatch are listed or in a conservation area. A look from the air or with a thermal camera does not touch the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Landlord and commercial surveys in Hare Hatch

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.

Landlords and letting agents in Hare Hatch book surveys as well as householders. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photographs as we go and make notes for the report. It normally takes between one and two hours at most homes, though large, tall or awkward roofs take more time. Older roofs in small places like Hare Hatch can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. The roof is inspected visually from safe viewpoints.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. The report sets out the images, what they suggest and what we recommend.

Getting ready for the survey

  • Show us where any leaks or stains appear
  • Gather any invoices or paperwork from past roof work
  • For a flat or shared roof, check access with whoever owns or manages the building

How to book

Hare Hatch: your questions answered

Is Hare Hatch within the area you cover?

Yes, Hare Hatch is covered. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Does a conservation area affect roof work in Hare Hatch?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Which survey includes thermal imaging?

Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

How long does the survey take?

It normally takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The written report follows by email, on the timescale of your package.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

What we cannot see

A survey is a proper look at the roof, but it can’t do everything. The main limits are:

  • Seeing water directly, as the camera shows temperature, not moisture
  • Structural calculations, which need a structural engineer
  • An energy rating for the building

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey before you book. What a survey covers and doesn’t.

Roofs we survey in Hare Hatch

  • Flat roofs
  • Pitched roof slopes
  • Loft conversions
  • Insulated roof spaces
  • Ceilings below the roof
  • Commercial roofs

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Don’t climb onto the roof to look for leaks yourself
  • Ask us about the forecast if rain is expected
  • Photograph damp patches with the date
  • Keep a record of when stains appear

You also get an in-person consultation with a Premium Survey, so you can go through the images with us. A follow-up 12 months later is included as well.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps often appear after work in the loft.

Thermal roof surveys around Hare Hatch

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

Harleyford Manor lies about 4.3 miles north, so building around Hare Hatch goes back a long way. Older roofs nearby can be steep and hard to see from ground level, and a survey by drone or thermal camera doesn’t touch the roof itself. Take a building like Robert Piggott CofE Infant School: a view from above covers a wide roof far faster than walking it.

Hare Hatch is about 4 miles north-east of Woodley, in Wokingham. We carry out thermal roof surveys in Hare Hatch for houses, flats, blocks and commercial buildings. Hare Hatch is one of the towns and villages in Wokingham we cover for thermal roof surveys. Reading is in our area too.

When to book a survey in Hare Hatch

People often book a thermal survey when a damp patch has no obvious cause. Water can travel under a roof covering or along timbers before it shows inside. The camera helps narrow the search.

Typical things we are asked to look at include:

  • Leaks that are hard to trace
  • Possible trapped moisture under a flat roof covering
  • Damp patches with no obvious cause
  • Damp around roof outlets and upstands

If yours is one of the older homes in the streets near Church of St James, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

  • Features like valleys, chimneys, dormers and parapets
