Flat roof survey in Hare Hatch: what you get

If the house you are buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. That gives you facts to raise with the seller or agent. If you are worried about a sagging deck under the covering and blisters and bubbles in the covering, a survey will tell you what’s going on, on GRP fibreglass, EPDM rubber and felt flat roofs alike.

Flat roofs on exposed homes in small places like Hare Hatch take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.

The report records the flat roof as we found it on the day. It’s useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

Useful tips for Hare Hatch property owners

Most of what helps is simple and safe from ground level. Our suggestions:

  • File the paperwork for the roof and any repairs
  • Note any new marks on ceilings beneath the roof
  • Plan a survey before the covering reaches the end of its usual life
  • Make sure new fixings through the roof are properly sealed

For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.

What affects the cost of flat roof surveys

Not every roof costs the same to survey, and it comes down to:

  • The package you choose: Basic, Standard or Premium
  • The use of thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extensions, dormers and garages with roofs of their own

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you get in touch, it helps to mention:

  • How the loft is reached, if there is one
  • Photos of the roof, taken safely from ground level or a window
  • What made you get in touch
  • What kind of property and roof it is

If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

What we cannot see

It helps to know what a survey will not do before booking:

  • An exact number of years the roof has left
  • Parts of the roof that aren’t safe to walk on or view
  • Structural calculations, which need a structural engineer

If in doubt, ring 07833 053749 or drop us an email and we will point you to the right survey before you book. What our survey covers.

What we look at

  • Mastic asphalt
  • GRP fibreglass
  • Upstands and outlets
  • Felt flat roofs
  • EPDM rubber
  • Single-ply membranes

The survey, step by step

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours at most homes, though large, tall or awkward roofs take more time. Rural addresses near Hare Hatch can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We look at the roof from wherever it can be seen safely.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • Leave a clear route to the loft
  • Mention any parking restrictions on your street
  • Keep pets in another room

Getting a price

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or use the contact form to find out.

Local flat roofs in Hare Hatch

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. Historic houses such as Harleyford Manor, about 4.3 miles north, show how far back building in the area around Hare Hatch goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Wargrave station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. If yours is one of the older homes in the streets near Church of St James, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Take a building like Robert Piggott CofE Infant School: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.
