How we price flat roof surveys
Prices vary from roof to roof, for these reasons:
- Commercial roofs and larger buildings
- Any need for thermal images or a drone flight
- Whether you choose the Basic, Standard or Premium Survey
- Extensions, dormers and garages with roofs of their own
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.
Helping us price your survey
To price your survey accurately, we will ask about:
- Access details, such as a loft hatch or a shared roof
- Where water is showing inside, if it is
- The reason for the survey, such as buying, a leak or storm damage
- Where the property is, with the postcode
Not sure which survey you need? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will explain the options and the price.
Flat roof surveys for homes and businesses in The Holt
Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey GRP fibreglass, single-ply membranes and felt flat roofs, and common reasons people get in touch are splits, cracks and crazing and blocked or damaged outlets.
Somewhere as small as The Holt, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when you book.
What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Questions from The Holt
Is my home in The Holt listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Do you cover smaller places like The Holt?
Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
How fast do I get the report?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when booking.
Do you survey on Saturdays and Sundays?
Surveys run seven days a week. To arrange a date, call 07833 053749 or use the contact form.
I live in a flat. Can you survey the roof?
Yes, if the building owner or managing agent agrees access. We check the parts we are given access to.
Do you take photos of the roof?
Yes, plenty. Pictures sit next to the findings they show.
Do you give a life expectancy for the roof?
We do not give a fixed number of years, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.
How the survey works
We don’t take risks to get a closer look. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. The survey normally takes an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around The Holt frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We check the roof from ground level, windows and the roof where it’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Before the survey
- Gather any invoices or paperwork from past roof work
- Have any questions written down, so nothing gets missed
- Buyers: confirm access with the estate agent or seller

What happens if roof problems are left?
A small split in a flat roof is normally a modest job when it is found early. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Common roof problems in The Holt
No flat roof covering lasts for ever. Felt roofs often last around 15 to 20 years, EPDM frequently 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. A survey shows how yours is holding up, whatever its age.
People normally book a survey when they’ve noticed something like this:
- Outlets that hold water back
- Blisters and bubbles in the covering
- Standing water left after rain
- Signs of deflection in the roof deck
If you let a flat or house near Wargrave station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Questions to ask before you book
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- What follow-up you get after the report
- How much experience they have with roofs like yours
- Will the report include photos?
Tips from our surveys
Nothing here needs a ladder. Our suggestions:
- Plan a survey before the covering reaches the end of its usual life
- Limit foot traffic on the covering
- Watch the ceilings below the flat roof for stains
- Make sure new fixings through the roof are properly sealed
After the visit, we write up the report with photos of what we found. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.
Flat roof surveys around The Holt
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. What a flat roof survey does not cover
To be straight with you, a roof survey has limits:
- Whether the deck or joists are strong enough
- A fixed date for when the roof will need replacing
- Asbestos testing, which needs a specialist asbestos surveyor
