About our flat roof survey in Ruscombe

Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photos so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so please ring 07833 053749 or email us with the address and an idea of the roof’s size. We survey EPDM rubber, GRP fibreglass and felt flat roofs, and the problems we are asked to look at most are standing water left after rain and signs of deflection in the roof deck.

In a small place like Ruscombe, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What a flat roof survey does not cover

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • What’s under the membrane without opening it up
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. The full list of what we check.

What happens if roof problems are left?

Caught early, a split or open seam in a flat roof is often a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you are dealing with. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Your questions about flat roof surveys in Ruscombe

Is Ruscombe within the area you cover?

Yes, Ruscombe is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you carry out roof surveys in Ruscombe?

Yes, Ruscombe is one of the places we work. The survey and report are the same in Ruscombe as anywhere else, and visits run on weekdays and weekends.

Does the survey cover asbestos?

Our survey does not include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

Which flat roof coverings do you cover?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We’ll tell you in the report.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so ring 07833 053749 or use the contact form with the address.

Does the report include photographs?

Yes. The report includes photos of what we found.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

What affects the price in Ruscombe

Prices vary from roof to roof, for these reasons:

  • If the survey needs thermal imaging or a drone
  • Height and safe access
  • Extra roofs, like extensions, dormers or garages
  • The roof’s overall size

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

There is no need for technical words. Just tell us:

  • Anything about access we should know
  • When you need the report by
  • Pictures from the garden or a window, if you have them
  • Where water is showing inside, if it is

To book a survey, call 07833 053749 or use the contact form with the address and what you’d like to know about the roof. We will confirm the price before booking.

What happens on the day

After the inspection, everything we found is written up as a report with photographs, sent to you by email. On timing, most surveys take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older roofs in small places like Ruscombe can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We check the roof from wherever it can be seen safely.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

How to prepare

  • Check the loft hatch can be reached
  • Make a note of anything you’d like us to look at
  • Note where any stains or damp appear

Should I look at the roof myself first?

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Roof by roof

EPDM rubber

EPDM frequently lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. We note any punctures, tears and loose areas we can see.

What a flat roof survey looks like in Ruscombe

Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

If your home is one of the older ones in the streets near Church of St James, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. Take a building like Polehampton Church of England Junior School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If you own a rental within reach of Twyford station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
