Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Flat roof survey in Hurst: what you get

A flat roof doesn’t shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. Common reasons to book are dips that suggest the deck is deflecting and failed upstands where the roof meets a wall, on felt flat roofs, GRP fibreglass and EPDM rubber.

In a village or hamlet like Hurst, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

If any part of the flat roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Hurst questions

Does a conservation area affect roof work in Hurst?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you carry out roof surveys in Hurst?

Yes, Hurst is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

What happens next?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

How do I book a survey in Hurst?

To arrange a survey, ring 07833 053749 or send us an email and let us know the address and what you want to find out. We’ll confirm the price and find a day that suits.

How many years has my flat roof got left?

There is no honest way to give an exact number of years. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but your report describes the actual condition.

Do you take photos of the roof?

Yes, plenty. Pictures sit next to the findings they show.

Are you structural engineers?

No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.

What affects the cost of flat roof surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Extensions, dormers and garages with roofs of their own
  • Whether it’s a home or a commercial building
  • Whether thermal imaging or a drone is needed
  • Chimneys, valleys, parapets and other details

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Booking your survey

There’s no need for technical words. It is enough to let us know:

  • The style of property, from a terrace to a block
  • The address and postcode of the property
  • Photos of the roof, taken safely from ground level or a window
  • Any stains, drips or damp patches you’ve seen indoors

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or send us an email to find out.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. If you have questions on the day, just ask. In a hamlet or village like Hurst, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • Buyers: confirm access with the estate agent or seller
  • Show us where any leaks or stains appear

Booking a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or use the contact form.

Advice

What happens if roof problems are left?

Before replacing a flat roof, it’s useful to know if you really need to. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. For an older or listed building in a place like Hurst, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

How the survey changes by roof type

Felt and built-up roofs

A felt roof often lasts around 15 to 20 years, though quality and upkeep make a big difference. Our report sets out its condition and the areas most at risk.

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.

Surveys for landlords and agents in Hurst

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Landlords and agents in Hurst book surveys as well as homeowners. The report gives you a dated record of the flat roof, with photographs, useful for planning maintenance.

What a flat roof survey looks like in Hurst

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you let a flat or house near Twyford station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a building such as St Nicholas Church of England Primary, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
