How a flat roof survey works in Hungerford
Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. We survey EPDM rubber, single-ply membranes and mastic asphalt, and the problems we are asked to look at most are gaps at upstands and abutments and edge trims that have lifted or split.
In a small place like Hungerford, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What happens if roof problems are left?
For a buyer, the best time to learn about a flat roof is before contracts are exchanged. Once you’ve exchanged, any work on the roof is down to you. Our report gives you specific points to raise with the seller or agent. Older cottages and farmhouses around Hungerford can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

- Whether thermal imaging or a drone is needed
- How big the roof is

Getting in touch
What helps most when you contact us:
- Why you want a survey: buying, a leak, a storm or new work
- Any photos you have, taken from ground level or a window
- Your timetable, such as an exchange date
- Where any leaks, stains or damp patches show inside
We survey roofs on weekdays and at weekends. To find a date that works for you, phone 07833 053749 or send us an email.
How the survey works
We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect about one to two hours for a house, and about three to four hours for a commercial roof. In a hamlet or village like Hungerford, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.
Preparing for the visit
- Show us where any leaks or stains appear
- Have any paperwork from past roof work to hand
- If the roof is shared, arrange access with whoever manages the building

FAQs for Hungerford
Is Hungerford in the area you cover?
Yes, Hungerford is within the area we cover. We survey roofs across London and South East England. Just call 07833 053749 or email us and let us know about the property.
How do I find out if my home in Hungerford is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Are you insured?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
How do you inspect a flat roof?
Only where it’s safe to do so. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. Fragile surfaces are never walked on.
Do you survey commercial flat roofs?
Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Local flat roofs in Hungerford
England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
Take a building like Waltham St Lawrence Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you let a flat or house near Twyford station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What this survey cannot tell you
It is a careful look at the flat roof, not the whole story. The main limits are:
- What’s under the membrane without opening it up
- Whether the deck or joists are strong enough
- An exact number of years the roof has left

Rooflights and upstands
Rooflights, lanterns and upstands are where many flat roof leaks begin. We check how the covering is finished around each rooflight and upstand.
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
