Different roofs, different checks

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.

Flat roof surveys for homes and businesses in Waltham St Lawrence

A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. Typical surveys look at outlets that hold water back and upstands pulling away from walls, across mastic asphalt, upstands and outlets and single-ply membranes.

Flat roofs on exposed homes in small places like Waltham St Lawrence take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • Whether thermal imaging or a drone is needed
  • Building height and the viewpoints available
  • The type of building, from a house to a block or an office
  • How many separate roofs there are, like extensions, dormers and garages

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

Helping us price your survey

What helps most when you contact us:

  • Any photos you have, taken from the ground or a window
  • Where water is showing inside, if it is
  • Why you want a survey: buying, a leak, a storm or new work
  • The kind of building and roof involved

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

The survey, step by step

Every roof is different, but as a rough guide the survey takes an hour or two for a small flat roof at home, and longer for a large commercial one. If you have questions on the day, just ask. Older rural homes like those around Waltham St Lawrence can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Preparing for the visit

  • Agree roof access with the managing agent if it is shared
  • Check the loft hatch can be reached
  • Have any paperwork from past roof work to hand

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or use the contact form.

Advice

Flat roofs in Waltham St Lawrence

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. About 4.7 miles north lies Harleyford Manor, a reminder of how long the area around Waltham St Lawrence has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Anyone responsible for a site like Waltham St Lawrence Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If yours is one of the older homes in the streets near Church of St Lawrence, the flat roofs on later extensions tend to wear out long before the main roof.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

FAQs for Waltham St Lawrence

Is my home in Waltham St Lawrence listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you cover smaller places like Waltham St Lawrence?

We do. Villages and rural addresses get the same survey as a town house.

Is a flat roof survey the same as a building survey?

No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. It often sits alongside a buyer’s building survey.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Are you structural engineers?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days when booking.

What a flat roof survey doesn’t cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • A fixed date for when the roof will need replacing
  • Parts of the roof that aren’t safe to walk on or view
  • Structural calculations, which need a structural engineer

What this survey covers

  • GRP fibreglass
  • Upstands and outlets
  • Mastic asphalt
  • EPDM rubber
  • Single-ply membranes
  • Felt flat roofs

What we are asked to look at in Waltham St Lawrence

Every flat roof covering has a working life. Felt roofs often last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. A survey shows how yours is holding up, whatever its age.

Signs worth acting on include:

  • Ponding water that does not drain away
  • Blocked or damaged outlets
  • Edge trims that have lifted or split
  • Blisters and bubbles in the covering

For landlords with property near Twyford station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Before you book any roof surveyor

  • Whether you can ask questions once you have the report
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether the roof space is looked at, where there is one
