Thermal roof surveys in Charvil

About our thermal roof survey in Charvil

Thermal imaging is frequently most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we combine the camera with an inspection from the loft where there is safe access. If you are worried about damp patches with no obvious cause and water that travels before it shows, we can find out what’s behind it, on commercial roofs, ceilings below the roof and insulated roof spaces alike.

Around Charvil, older homes can have thin loft insulation and later additions with roofs of their own. Thermal patterns and close-up photos together give a fuller picture of the roof. Findings are checked with moisture readings where needed. Results depend on the weather, so the visit is planned around the forecast.

After the visit, you get a written report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

What happens on the day

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. Most visits take about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. With a bit of garden around a house, as there often is around Charvil, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. The roof is inspected visually from safe viewpoints.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Advice

Airspace, weather and Charvil roofs

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you live in an older home near St Patrick's Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Leave it or get it looked at?

Repeated repairs that do not stop a leak are a sign the source hasn’t been traced. Thermal imaging with moisture readings can help narrow it down, rather than more guesswork. In an older home around Charvil, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What we’re asked to look at in Charvil

Flat roofs that have leaked for a while can have wet insulation under the covering. Owners want to know how far it has spread before deciding what to do. A thermal survey, checked with moisture readings, can give a much clearer picture.

Things that often lead to a survey include:

  • Patches of heat loss across the roof
  • Possible trapped moisture under a flat roof covering
  • Damp patches with no obvious cause
  • Leaks far from where the stain appears

If you look after a building like Waingels College, a drone or thermal camera can show a large roof in a single visit.

Questions to ask before booking

  • Whether any drone flown is registered with the CAA
  • What they won’t be able to tell you
  • Their report turnaround times
  • How they plan to inspect the roof safely

What’s in a roof survey

Charvil: your questions answered

How do I find out if my home in Charvil is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will you come out to Charvil?

Yes. Charvil is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.

What happens after the survey?

You’ll get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

How soon will I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

How much does a thermal roof survey cost?

It is part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

Can a thermal camera see water?

Thermal imaging shows temperature rather than water. Because wet insulation holds heat for longer, it can show as a different temperature, and moisture readings are used to check it.

How we price thermal roof surveys

Prices always include VAT. What changes the price is:

  • Whether you choose the Basic, Standard or Premium Survey
  • The use of thermal imaging or a drone
  • Height and safe access
  • Features like valleys, chimneys, dormers and parapets

Prices start from £400, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and which survey you book.

Helping us price your survey

We’ll typically ask about:

  • Dates you are working to, such as exchange
  • What kind of property and roof it is
  • Whether there is a loft hatch, a shared roof or tricky access
  • The property’s address and postcode

A quick phone call is typically the easiest start: phone 07833 053749 or email us. The price is agreed before a date is set.

When you need someone else

Some things can’t be seen without opening up the roof, and that sets some limits:

  • An energy rating for the building
  • Reliable images in rain, strong wind or on a wet roof surface
  • Structural calculations, which need a structural engineer
