Chimney surveys for homes and businesses in Crowthorne
If you’re buying a home with chimneys, it’s worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. You get photographs and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. If you’ve noticed staining on walls around the chimney and mortar washing out of the joints, we can find out what’s behind it, whatever the roof.
Crowthorne mixes older houses, often slate or clay tiled, with newer estates, many of them with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey works
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes about 1–2 hours for most homes, a little longer where there are several stacks. A typical visit in Crowthorne begins with the street side of the roof and then moves round the building. The back garden is frequently where extensions, dormers and rear slopes are best seen, so unlocked gates help. The loft comes next, where there’s safe access.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- Each chimney is viewed from wherever it can safely be seen.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
- We send a written report with photos, the defects found and what we recommend.
Preparing for the visit
- Let us know about parking near the property
- Keep pets out of the way during the survey
- Tell us about any leaks, stains or damp patches you know of

Lead flashings
Lead flashings seal the joint between the stack and the roof. We check for lifting, splits and gaps in the joints.
Rendered stacks
A rendered stack can mask problems in the bricks below. We look for cracks, hollow areas and staining.
Chimney surveys around Crowthorne
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.
Homes near green spaces such as Edgbarrow Woods can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you own a rental within reach of Crowthorne station, a dated record of the roof is useful when planning maintenance across a let.
Crowthorne is about 3 miles south-west of Bracknell, in Wokingham. From houses to flats and shops in Crowthorne, we can survey the roof on a weekday or at the weekend. Crowthorne is one of the towns and villages in Wokingham we cover. There is also a page for Reading.
Here we cover the RG45 and RG40 postcode area for chimney surveys. That includes homes and businesses on Church Road East, Church Road West and High Street and the roads around them. Crowthorne is on the A321 and B3348, so it is easy for us to get to. Close by, we survey roofs in Owlsmoor (1 mile south-east), Home Farm (1 mile north-east), Wooden Hill (2 miles north-east), Sandhurst (2 miles south) and Hanworth (2 miles north-east). We also work in nearby towns such as Reading (9 miles north-west), Wokingham (3 miles north-west), Woodley (7 miles north-west), Earley (7 miles north-west), Lower Earley (6 miles north-west) and Winnersh (5 miles north-west). As one of the bigger places in Wokingham, Crowthorne has every kind of building, from houses and flats to offices.

The countryside around Crowthorne includes Wildmoor Heath and Heath Lake.
Before and after the survey
There is plenty you can do without going near the roof. What helps most:
- Note any damp on chimney breasts and when it appears
- Check your stacks from ground level after strong winds
- Ask about consent before removing a chimney on an older property
- File photos of the stacks with your home records
If the stack is shared, you can pass the report to your neighbour. It shows what we found and where from the viewpoints we used.
Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.
What we can’t see
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether the flue is safe to use
- Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
- A structural engineer’s assessment
If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey before you book. What our survey covers.
What this survey covers
- Chimney pots and cowls
- Lead flashings
- Brick chimney stacks
- Chimney breasts
- Shared and party-wall stacks
- Flaunching
Signs you need a chimney survey in Crowthorne
Flaunching is the mortar bed that holds the pots and throws water off the top. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.
These are some of the problems a survey can pick up:
- Staining on walls around the chimney
- Gaps where the stack meets the roof
- Bricks with flaking faces
- Mortar washing out of the joints
If you look after a building such as Crowthorne Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Crowthorne: your questions answered
Is my home in Crowthorne listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you carry out roof surveys in Crowthorne?
We do. The survey and report are the same in Crowthorne as anywhere else, and visits run on weekdays and weekends.
Will you check the chimney is safe to use with a fire?
No. It is not a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.
Do you need to go on the roof to check the chimney?
We use safe viewpoints rather than climbing onto the stack. Where applicable, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.
What if it rains on the day?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.
Can you survey at the weekend?
Surveys run seven days a week. To find a day that suits you, call 07833 053749 or send us an email.
Is it a structural engineer’s report?
No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.
