About our gutter survey in Warren Row

Gutters have to slope gently towards the outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. We survey outlets and hoppers, fascias and soffits and downpipes, and people most often book us about valley or box gutters that overflow inside and water spilling over the gutter edge.

Some older homes in villages like Warren Row are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Why act early in Warren Row

Going up a ladder to check your own gutters carries real risk. From the ground you can spot drips and overflows but hidden gutters are another matter. We inspect as far as it’s safe to see and put it in writing. In a place like Warren Row, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. We confirm the price for your roof before you book.

Warren Row: your questions answered

How do I find out if my home in Warren Row is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Shiplake station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

What’s in the report?

It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Will you check the drains below ground?

No. We look at above-ground rainwater only down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we will tell you.

Do you work in Warren Row?

Yes. We survey roofs across London and South East England, and that includes Warren Row.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What a survey costs

When we price a survey, we consider:

  • Basic, Standard or Premium
  • The roof’s overall size
  • Height and safe access
  • If the survey needs thermal imaging or a drone

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Helping us price your survey

These details help when you get in touch:

  • Where the property is, with the postcode
  • Any photos you have, taken from ground level or a window
  • What’s prompted the survey
  • How the loft is reached, if there is one

Our phone lines are open seven days a week. For a price or to book, phone 07833 053749 or email us.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

What we do, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Warren Row, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before we arrive

  • Show us where any leaks or stains appear
  • Make sure the loft hatch can be reached
  • Have any paperwork from past roof work to hand

Advice

Landlords, agents and block managers in Warren Row

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on any day of the week, which can make access easier.

Gutter surveys in Warren Row: local notes

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first. About 2.4 miles north lies Harleyford Manor, a reminder of how long the area around Warren Row has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Take an older house close to St Paul's Mission Church: its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Shiplake station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Do you need a gutter survey in Warren Row?

Leaves are behind most blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.

Here are some of the things we see frequently:

  • Leaking or loose downpipes
  • Overflowing valley or parapet gutters
  • Leaves and moss blocking gutters
  • Soffits marked by water

If you look after a building such as Knowl Hill Church of England Primary Academy, a written record of a large roof helps plan work for the holidays rather than in term time.
