- Gutters that overflow or drip at the joints
Pre-purchase roof surveys for homes and businesses in Warren Row
Older homes often have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it cannot be seen from the street. Our survey picks it out, with photographs that show you exactly where. We explain each finding in plain English, so it’s clear what it means for your purchase. If you’ve noticed gutters that overflow or drip at the joints and quick fixes on flashings and valleys, a survey will tell you what’s going on, whatever the roof.
For a small place like Warren Row, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Whether you are buying or checking new work, the same care goes into it. Visits can be booked seven days a week.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Different roofs, different checks
Flat roofs
A flat roof that has been coated over several times may hide problems underneath. We record what we can see and say where a closer look is needed.
Clay and concrete tiles
Older homes in the South East frequently have handmade clay tiles, including Kent peg tiles on some. Where pegs have rotted, tiles can slip.
Tips that help
A survey works best with a little help from you, before and after. Some tips:
- Request records of any re-roofing
- Notice patches of new decoration in top-floor rooms
- Ask the agent to make sure the loft hatch can be opened
- Mention any deadline when you get in touch
Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up to see how things have changed.
Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.
Why get it checked now?
When a chain is moving fast, a roof survey can feel like one more delay. We visit on weekdays, Saturdays and Sundays, and a Premium report comes the same day, which helps it fit around your exchange date. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
All our prices include VAT. Pre-purchase roof survey starts from £150, including VAT. We confirm the price for the job before booking.

Rented homes, blocks and businesses
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.
What we do, step by step
Safety comes first on every visit. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. Most visits take about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a small place like Warren Row, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before we arrive
- Dig out any old roof reports or invoices
- Point out any leaks or damp patches
- Check we can get to the back of the property
Booking a survey
Most bookings start with a short call: call 07833 053749 or email us, and we will ask about the building and what you need. The price is agreed before a date is set.

Common questions in Warren Row
Is Warren Row within the area you cover?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Is my home in Warren Row listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
What’s the best way to book?
The quickest way is to call 07833 053749 or send us an email. Tell us the address and a little about the roof, and we will take it from there. Surveys run on weekdays, Saturdays and Sundays.
Is this the same as a RICS Level 2 or Level 3 survey?
No. We survey the roof, not the whole building, and it is not a RICS home survey. It complements one rather than replacing it.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.
Are you insured?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
How we price pre-purchase roof surveys
Prices always include VAT. The things that change the price are:
- The type of building, from a house to a block or an office
- Any need for thermal images or a drone flight
- The number of roofs, including extensions and garages
- The roof’s overall size
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.
Helping us price your survey
What helps most when you contact us:
- Any stains, drips or damp patches you’ve seen indoors
- Whether there is a loft hatch, a shared roof or tricky access
- What made you get in touch
- Any photos you have, taken from ground level or a window
If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you’re ready.
