What affects the cost of pre-purchase roof surveys
We confirm the price for your roof before booking. These are the things that affect it:
- The number of roofs, including extensions and garages
- Whether it’s a home or a commercial building
- The size of the roof
- Features like valleys, chimneys, dormers and parapets
Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
Booking your survey
Here’s what helps us most when you get in touch:
- Why you want a survey: buying, a leak, a storm or new work
- Pictures of the roof from a safe spot, if you have them
- Where any leaks, stains or damp patches show inside
- Where the property is, with the postcode
Once you know what you need, call 07833 053749 or send us an email. We’ll suggest a package, agree the price and find a date.
Pre-purchase roof surveys for homes and businesses in Frogmill
Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, including VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. If you’ve noticed roof slopes that look uneven or sagging and cracked flaunching or crumbling chimney pointing, a survey will tell you what’s going on, on chimney stacks, gutters and downpipes and lead flashings and valleys alike.
Somewhere as small as Frogmill, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Common roof problems in Frogmill
Most viewings never get near the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, which is why buyers book a closer look before committing.
Things that often lead to a survey include:
- Patch repairs that may hide an ongoing problem
- Cracked flaunching or crumbling chimney pointing
- Worn or lifted lead flashings
- Blistered or split felt on a flat roof
For an older house near a landmark such as Church of St Peter and St Paul, the roof may have had decades of patch repairs, and the survey shows where they are.
Before booking any roof surveyor
- What insurance they carry
- What happens after the report arrives
- How long the report takes to arrive
- Do they have a CAA Flyer ID and Operator ID for drone work?
What we can’t see
Without opening up the roof, some things stay hidden, and that sets some limits:
- A structural engineer’s report
- How a seller will respond, or what the house is worth
- Walls, floors, services and rooms below the roof
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

What else we do in Frogmill
Pre-purchase roof surveys around Frogmill
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. The wider area around Frogmill has a long history of building, with Harleyford Manor about 1 mile north-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
If you own a rental within reach of Henley-On-Thames station, a written report helps before buying a rental or paying for a new roof on one.

Leave it or get it looked at?
It’s tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.
Why us?
- Clear package prices, including VAT
- 5,000+ surveys completed
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID
- An independent look at the roof
How the survey works
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes an hour or two at a typical house, with time for the loft where it can be reached. Somewhere like Frogmill needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Preparing for the visit
- For a flat or shared roof, check access with whoever owns or manages the building
- If you are buying, check with the agent that we can get in
- Make sure we can get to the back of the property

Advice
Practical tips
Most of what helps is simple and safe from the ground. Our suggestions:
- Check the lease for roof repair responsibilities
- Ask whether there are papers for past roof work
- Let us know your timetable
- Share the report with your solicitor
We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.
Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.
Frogmill: your questions answered
Is Frogmill within the area you cover?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
Is Frogmill in the area you cover?
Yes. We cover the whole of London and South East England, and Frogmill is part of that. You can phone 07833 053749 or use the contact form with the address and some details.
Are you insured?
Our cover is professional indemnity plus public liability.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Will the roof report help me negotiate with the seller?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision, so we can’t promise any saving.
Do you use drones?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.
Do you need access inside the house?
Where possible, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. The agent or seller can arrange entry.
