How a pre-purchase roof survey works in Danesfield

Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, along with a same-day report. If airspace rules or the weather rule out a flight, we’ll say so and look from ground level, windows and the loft instead. Typical surveys look at slates or tiles that have slipped or gone and worn or lifted lead flashings, across clay and concrete tiles, flat-roofed extensions and dormers and natural slate.

Older buildings in small places like Danesfield may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

The survey, step by step

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Rural addresses near Danesfield can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We arrange access with you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Preparing for the visit

  • Make sure pets are kept safely away
  • If the roof is shared, arrange access with whoever manages the building
  • Buyers: confirm access with the estate agent or seller

When you need someone else

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Asbestos testing of any kind
  • The condition of the rest of the house (that is a RICS home survey)
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before you book. What our survey covers.

Roof types and parts we check

  • Flat-roofed extensions and dormers
  • Natural slate
  • Chimney stacks
  • Clay and concrete tiles
  • Lead flashings and valleys
  • Gutters and downpipes
  • The roof space

Why act early in Danesfield

Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you are tied in. In a place like Danesfield, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

When to book a survey in Danesfield

Blocked or leaking gutters do damage that is not obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we look at.

Most people get in touch when they’ve noticed something like this:

  • Cracked flaunching or crumbling chimney pointing
  • Old water stains in the loft space
  • Sagging ridge lines or uneven roof slopes
  • Standing water on a flat extension roof

The streets around a church such as Church of St Mary are frequently among the oldest in a place, and if your house is among the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What a good roof survey covers

Danesfield: your questions answered

Is Danesfield within the area you cover?

Yes. Danesfield is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

How do I find out if my home in Danesfield is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you go up on the roof?

Where it’s safe, yes. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where it applies.

Do you test for asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Does your survey replace a RICS home survey?

No. It is a roof survey by an experienced roof surveyor, and you get a written report with photos. It is not a RICS survey and doesn’t cover the rest of the house.

Will you need to get into the loft?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we cannot get in, the report says so.

Can I take the findings back to the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision, so we can’t promise any saving.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Pass the findings to your conveyancer
  • Notice patches of new decoration in top-floor rooms
  • Arrange the survey as soon as your offer is agreed
  • Ask whether there are papers for past roof work

The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.

Every so frequently, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.

Prices for pre-purchase roof surveys in Danesfield

Prices always include VAT. The things that change the price are:

  • Building height and the viewpoints available
  • Whether you choose the Basic, Standard or Premium Survey
  • The use of thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Helping us price your survey

Some details help us recommend the right survey and price. When you contact us, it helps to mention:

  • Where water is showing inside, if it is
  • The reason for the survey, such as buying, a leak or storm damage
  • The style of property, from a terrace to a block
  • Your postcode, so we can check access and travel

Unsure which package suits your roof? It’s easiest to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.
