Gutter survey in Danesfield: what you get

Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. If you are worried about joints that drip after rain and leaking or loose downpipes, a survey will tell you what’s going on.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

For landlords and managing agents

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the gutter, with photos.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

What a gutter survey doesn’t cover

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • The inside of a downpipe along its whole length
  • What’s behind fascias and inside walls
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

What this survey covers

  • Eaves gutters
  • Parapet and box gutters
  • Fascias and soffits
  • Valley gutters
  • Outlets and hoppers
  • Downpipes

What affects the cost of gutter surveys

When we price a survey, we consider:

  • Whether you choose the Basic, Standard or Premium Survey
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The type of building, from a house to a block or an office
  • How tall the building is and how easy the roof is to see

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

Before you get in touch, it is useful to have:

  • Anything about access we should know
  • The type of building and roof, such as pitched or flat
  • The address and postcode of the property
  • When you need the report by

Not sure which survey you need? It’s easiest to phone 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Gutter surveys around Danesfield

A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. With Harleyford Manor about 0.6 miles south-east, Danesfield sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Marlow station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take an older house close to Church of St Mary: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building such as Danesfield School, large buildings have long gutter runs and big roofs that need checking like any other.

How the survey changes by roof type

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering and is easy to overlook. The report records what could and couldn’t be seen.

What happens on the day

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It typically takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Rural addresses near Danesfield can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

How to prepare

  • Move anything stored under the loft hatch
  • Mention any parking restrictions on your street
  • Jot down any questions you want answered

Common questions in Danesfield

Will you come out to Danesfield?

Yes, Danesfield is on our map. A small place gets exactly the same survey as a big one.

Do you survey roofs for landlords with property near Marlow station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too.

Are you structural engineers?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

Will you check the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside can’t, like damp timbers, staining or daylight.

Will you check the drains below ground?

No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we’ll tell you.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Checking the roof from ground level

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
