Pre-Purchase Roof Survey in Cockpole Green
A roof survey before you buy a house or flat in Cockpole Green. More than 5,000 surveys completed across London and South East England.
- Sagging ridge lines or uneven roof slopes
- Lead that has worked loose at a wall or chimney
- Bitumen or mortar used in place of proper repairs
What we do, step by step
We don’t take risks to get a closer look. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two at a typical house, with time for the loft where it can be reached. Around Cockpole Green, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Before we arrive
- Gather any invoices or paperwork from past roof work
- Make sure pets are kept safely away
- Move anything stored under the loft hatch
Booking a survey
If you are buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you’re ready.
Advice
About our pre-purchase roof survey in Cockpole Green
A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We do not offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both if you want the fullest picture. We survey natural slate, lead flashings and valleys and clay and concrete tiles, and people most often book us about slates or tiles that have slipped or gone and roof slopes that look uneven or sagging.
Older buildings in small places like Cockpole Green may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Your questions about pre-purchase roof surveys in Cockpole Green
Is Cockpole Green within the area you cover?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.
Is Cockpole Green in the area you cover?
Yes, Cockpole Green is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Do you need to go inside the property?
If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If we cannot get in, the report says so.
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. We will talk about access as you book.
When is the best time to have the roof checked when buying?
After your offer is accepted and before you exchange contracts. That way you can still act on what we find, whether that means asking questions or negotiating.
Is this an asbestos survey?
No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.
Does your survey replace a RICS home survey?
No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It is not a RICS survey and does not cover the rest of the house.
What happens if roof problems are left?
A seller may honestly not know the state of the roof. The forms they complete only show what they’re aware of. Our survey shows you the roof as it is today, whatever anyone remembers. For an older or listed building in a place like Cockpole Green, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Checking the roof from ground level
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Tips that help
A survey works best with a little help from you, before and after. Some tips:
- Ask when the roof was last worked on
- For a flat, check who is responsible for the roof
- Ask for any paperwork for recent roof work
- Look for fresh paint on upstairs ceilings at viewings
You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it.
Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air can’t flow.
What a pre-purchase roof survey does not cover
A survey is a careful look at the roof, but it can’t do everything. Its limits include:
- Asbestos testing of any kind
- Defects hidden under coverings or inside walls without opening up
- How a seller will respond, or what the house is worth
If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey before booking. The full list of what we check.
What we look at

- Chimney stacks
- The roof space
Roof by roof
Chimney stacks
Leaning stacks, loose pots and eroded mortar are common findings. We photograph them so you can raise them before exchange.
Flat roofs
Many homes have a flat roof somewhere, often over an extension. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We look for signs of age and failure.
Pre-purchase roof surveys in Cockpole Green: local notes
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. For a purchase or a newly finished roof, the materials decide which details matter most. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
If you live in an older home near St Paul's Mission Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Landlords with a home close to Shiplake station may find that a roof report gives you a clear picture before you buy or settle up with a roofer. Harleyford Manor lies about 2.7 miles north-east, so building around Cockpole Green goes back a long way. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.
