How new roof snagging works in Wokingham
Roof work frequently leaves debris behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted along with any damage to other parts of the property. It is all recorded with photos. Debris left in gutters and valleys can block them, and cracked lower roofs can leak. It is easier to raise them while the job is fresh. We are frequently asked to look into flashings not properly dressed or fixed and signs of condensation in the roof space, on new-build homes, replacement roofs and new flat roofs.
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely. The survey normally takes about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours.
- First, you let us know what the roofer did and any concerns you have.
- The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
- We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
- We look in the loft space, where there is safe access, and around the property for debris or damage.
- The snags are written up with photos for you to share with your roofer.
How our prices work

Buying a home or a new roof across Wokingham
From Reading, Woodley and Earley to its smaller places, homes across Wokingham range from period houses to post-war estates and new builds. Whether you’re buying or have just had a roof replaced, a written roof report gives you something specific to raise.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in Wokingham are part of that picture.
Reading: Landlords with a home close to Reading West station may find that a roof report gives you a clear picture before you buy or settle up with a roofer. If you live in an older home near All Nations Christian Centre, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Tips from our surveys
A survey works best with a little help from you, before and after. Some tips:
- Watch for drips in the roof space with care
- Check that gutters weren’t left full of offcuts
- Put any issues to your roofer in writing
- Arrange the inspection before settling the final bill
Keep the report with any warranty papers from your roofer. It’s a dated record of the roof at handover.
Don’t settle the final bill until the roof has been inspected if your contract allows it. It keeps the job open until it is right.
Different roofs, different checks
Slate roofs
Broken slates left on a new roof are a common snag. We record any we can see.
Clay and concrete tiles
Tiles that do not sit flat can let rain in. We note any that look out of place.
What a survey costs
Survey packages start from £150, with VAT included. What you pay for your roof depends on:
- The package you choose: Basic, Standard or Premium
- Height and safe access
- The size of the roof
- Extensions, dormers and garages with roofs of their own
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. We confirm the price for your survey before you book.
What we need to know
These details help when you contact us:
- The type of building and roof, such as pitched or flat
- Access details, such as a loft hatch or a shared roof
- Why you want a survey: buying, a leak, a storm or new work
- Any deadline, such as an exchange date
To book a survey, call 07833 053749 or send us an email with the address and what you’d like to know about the roof. We’ll confirm the price before you book.
Rented homes, blocks and businesses
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it when booking and we’ll plan the survey around it.
If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or drop us an email.
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Questions from Wokingham
Will you walk on the roof?
Only where it is safe to do so. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.
Is this an asbestos survey?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
Can you survey at the weekend?
We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, phone 07833 053749 or use the contact form.
Can you see the fixings under the tiles?
No, we report on what’s visible. Fixings and underlay under the slates or tiles are hidden so we focus on what can be seen.
Do you look in the roof space?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
When should I book new roof snagging?
As soon as the work is finished, and before the final payment if you can. That gives time for any snags to be put right.
