New roof snagging for homes and businesses in Bowsey Hill

Roof work frequently leaves debris behind. We look for broken tiles, offcuts and nails left in gutters and on lower roofs along with any damage to other parts of the property. It’s all recorded with photos. Gutters full of offcuts can overflow in the next heavy rain and damage to lower roofs can let water through. It is easier to raise them while the job is fresh. We’re often asked to look into cracked or slipped new tiles or slates and underlay at the eaves left exposed, across loft conversions and dormers, new-build homes and ridges and verges.

For a small place like Bowsey Hill, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays and at weekends.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How it works

Safety comes first on every visit. We inspect what can safely be seen, and anything we can’t see is noted in the report. The survey normally takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. Rural addresses near Bowsey Hill can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First, you let us know what the roofer did and any concerns you have.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. Where it’s safe, we check the loft, then look for debris or damage left behind.
  5. We send a photo-illustrated written report of each snag.

What a survey costs

To price your survey, we check:

  • Building height and the viewpoints available
  • The roof’s overall size
  • Commercial roofs and larger buildings
  • Basic, Standard or Premium

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

Getting in touch

Getting the details right at the start saves time. It’s useful to include:

  • Access details, such as a loft hatch or a shared roof
  • Where any leaks, stains or damp patches show inside
  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or use the contact form with the details.

New roof snagging around Bowsey Hill

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. About 3.3 miles north-east lies Harleyford Manor, a reminder of how long the area around Bowsey Hill has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you own a rental within reach of Wargrave station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

How the survey changes by roof type

Slate roofs

Good natural slate is very long-lasting, so a new slate roof should be laid well. We look for slipped, cracked or uneven slates.

Valleys

Lead or other valley linings should be laid and lapped neatly where they can be seen.

FAQs for Bowsey Hill

Is Bowsey Hill in the area you cover?

We do. Every survey there gets the same written report with photographs.

Is Bowsey Hill within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

What does a new roof inspection cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just phone 07833 053749 or drop us an email for a price.

Do you carry out surveys on Saturdays and Sundays?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or drop us an email.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.

Will you go up on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where it applies.

When you need someone else

In fairness, a roof survey has limits:

  • Repair costs for putting snags right
  • Parts of the roof we cannot see safely
  • Deciding who is at fault in a disagreement

If in doubt, ring 07833 053749 or email us and we will recommend the right survey. What a survey covers and does not.

What happens if roof problems are left?

A clear list of snags makes the conversation with your roofer easier. It keeps the focus on what can be seen. In a place like Bowsey Hill, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

New roof snagging starts from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

When to book a survey in Bowsey Hill

Flashings at walls and chimneys often need attention. Loose or badly fitted flashings can let water in at the first heavy rain.

Common reasons to book include:

  • Debris left in gutters or valleys
  • Verge tiles or slates not secured
  • Underlay ending short at the eaves
  • Cracked or slipped new tiles or slates

If you live in an older home near St Paul's Mission Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Questions to ask before you book

  • Which viewpoints they use to see the roof
  • What happens after the report arrives
  • What they won’t be able to tell you
  • Their report turnaround times
