New roof snagging in Knowl Hill

Building work can leave a mess behind. We look for broken tiles, offcuts and nails left in gutters and on lower roofs, and for damage to other parts of the building. Each item is photographed. Debris left in gutters and valleys can block them and damage to lower roofs can let water through. Finding these early makes them easier to raise. Common reasons to book are gaps at new flashings and underlay not dressed into the gutter, across new-build homes, replacement roofs and flashings and valleys.

For a small place like Knowl Hill, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays and at weekends.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Questions from Knowl Hill

Is my home in Knowl Hill listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Knowl Hill in the area you cover?

Yes, Knowl Hill is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Can you survey in bad weather?

A survey can typically go ahead in light rain. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.

How long will you be on site?

Most house visits take about 1–2 hours with commercial roofs nearer 3–4 hours.

Do you get involved if the roofer disagrees with the report?

No, we report on the roof and don’t take sides. Any dispute stays between you and your roofer or builder, and you may want legal advice for that.

New roof snagging in Knowl Hill: local notes

The wider area around Knowl Hill has a long history of building, with Harleyford Manor about 3 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Landlords with a home close to Wargrave station may find that a written report helps before buying a rental or paying for a new roof on one. For an older house near a landmark such as Saint Peter, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

How the survey changes by roof type

Flashings

Poorly finished flashings frequently show up on new roofs. We photograph any we find.

Underlay and ventilation

Roof ventilation reduces the risk of condensation. We check for vents where they’ve been fitted.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours at a typical home, though large, tall or awkward roofs take more time. Older rural homes like those around Knowl Hill can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

Prices for new roof snagging in Knowl Hill

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Any need for thermal images or a drone flight
  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium
  • Building height and the viewpoints available

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Helping us price your survey

Before you get in touch, it helps to have:

  • The reason for the survey, such as buying, a leak or storm damage
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The kind of building and roof involved
  • Any marks or damp showing indoors

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or drop us an email.

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or drop us an email with the addresses.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

What new roof snagging doesn’t cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Details hidden from sight
  • Deciding who is at fault in a disagreement
  • Pricing the remedial work

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before you book. What a survey covers and does not.

What this survey covers

  • New-build homes
  • Flashings and valleys
  • Replacement roofs
  • Ridges and verges
  • Loft conversions and dormers
  • New flat roofs

Can I check my roof myself?

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
