New roof snagging in California
A snag is a fault or unfinished detail left when work is done. On a roof, snags are frequently at the edges and junctions, where the detailing is hardest. We inspect as far as can safely be seen and record what we find. Typical snags include loose ridge tiles, poorly dressed flashings and debris left in gutters. We survey flashings and valleys, loft conversions and dormers and new-build homes, and common reasons people get in touch are loose or badly finished ridge tiles and underlay ending short at the eaves.
In a village or hamlet like California, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

What we can’t see
We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:
- Areas out of view from every safe viewpoint
- Nails and clips under the slates or tiles
- Repair costs for putting snags right
If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey before booking. The full list of what we check.

How we price new roof snagging
Several things affect the price of a survey:
- Building height and the viewpoints available
- The use of thermal imaging or a drone
- House, block, shop or office
- The package you choose: Basic, Standard or Premium
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.
Helping us price your survey
When you call or email, these details help:
- The kind of building and roof involved
- Your timetable, such as an exchange date
- Where the property is, with the postcode
- Pictures of the roof from a safe spot, if you have them
To book a survey, call 07833 053749 or send us an email with the address and what you’d like to know about the roof. We will confirm the price before booking.
Questions from California
Is California within the area you cover?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.
Does a conservation area affect roof work in California?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you get involved if the roofer disagrees with the report?
No. We report on what we see. Any dispute is between you and your roofer or builder, and the report gives you a clear record to refer to.
Which parts of the roof does snagging cover?
Coverings, ridges, verges, hips, valleys and flashings are all checked plus gutters, ventilation and visible underlay at the eaves. We look for leftover debris and knock-on damage too.
Is snagging available for a new-build house roof?
Yes, new-build roofs are checked in the same way as replacement roofs. The report lists snags with photographs for you to pass to your builder.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Do you lift tiles to check the fixings?
No, we report on what’s visible. Fixings and underlay under the slates or tiles are hidden, but we look at everything we can see safely.
The survey, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two at a typical home, and longer for a large or complex roof. If you have questions on the day, just ask. Cottages and farmhouses around California often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We ask what work was done and when it was finished.
- The coverings, ridges, hips and verges are checked as far as can safely be seen.
- Valleys, flashings, gutters and the underlay at the eaves are looked at.
- We look in the loft space, where there’s safe access, and around the property for debris or damage.
- We send a written report with photographs of each snag.
How to prepare
- Agree roof access with the managing agent if it is shared
- Make a note of anything you’d like us to look at
- Have keys ready for side gates, garages or roof access doors
Book a survey
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.
Advice
What happens if roof problems are left?
Specific, photographed snags are easier to discuss than a vague worry. It keeps the focus on what can be seen. Where a roof is exposed, as many are in small places like California, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
To find out what your survey will cost, call 07833 053749 or send us an email with the address and a few details. The price is agreed before a date is set.

What we are asked to look at in California
A roof is hard for most owners to see properly. Without an independent check, you’re relying on what can be seen from ground level before you pay.
Problems we come across often include:
- Vents that weren’t fitted or are covered
- Gutters blocked by building debris
- Loose flashings at walls or chimneys
- Broken coverings left on a new roof
The streets around a church such as Church of St James are frequently among the oldest in a place, and if your home is one of the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Before you book any roof surveyor
- Whether the inside of the roof is included
- What’s outside the scope of the survey
- Whether they hold professional indemnity and public liability insurance
- Whether VAT is in the quoted price
New roof snagging around California
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
