Storm damage roof report in California: what you get

The Financial Ombudsman asks three questions when it looks at storm complaints: whether there were storm conditions around the date, whether the damage fits a storm, and whether the storm was the main cause. Our report focuses on the second and third points. You or your insurer can check the weather for the date. If you are worried about holes or cracks caused by debris and ridge tiles that have come loose, we can find out what’s behind it.

Roofs in small places like California frequently stand in the open, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Your questions about storm damage roof reports in California

How do I find out if my home in California is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is California within the area you cover?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

What if my insurer declines the claim?

Raise it with your insurer first. If it is not resolved, the Financial Ombudsman Service may be able to help. The Ombudsman asks about storm conditions, whether the damage is consistent with a storm and whether the storm was the main cause.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on any day of the week. To find a day that suits you, ring 07833 053749 or send us an email.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

What’s the best way to book?

To arrange a survey, call 07833 053749 or send us an email and let us know the address and what you’d like to know. We will confirm the price and find a day that suits.

Do you act for me with my insurer?

No. Our report is an independent record for you to use. Your insurer may appoint its own loss adjuster.

What a storm damage roof report looks like in California

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Knowing the roof type helps narrow down where water may be getting in.

If you let a flat or house near Crowthorne station, a tenant living with a leak needs the cause found, not just the stain painted over. Take a building like Gorse Ride Junior School: tracing a leak on a big roof starts with where the water appears and works back.

What this survey cannot tell you

It’s useful to know what a survey won’t do before booking:

  • Your insurer’s view of the claim
  • Repair costs or quotes for the work
  • The work of a loss adjuster appointed by your insurer

If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey before you book. The full list of what we check.

What this survey covers

  • Flashings
  • Chimney stacks
  • Ridges and hips
  • Flat roofs
  • Gutters and fascias
  • Slate and tile slopes

Rented homes, blocks and businesses

Landlords and agents in California book surveys as well as homeowners. A written report with photographs gives you a clear record of the roof, which helps you plan work between tenancies.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

What affects the price in California

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The use of thermal imaging or a drone
  • The shape of the roof and its details
  • The number of roofs, including extensions and garages
  • Which survey package you book

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

What to let us know when you get in touch

There is no need for technical words. It’s enough to tell us:

  • Any marks or damp showing indoors
  • The kind of building and roof involved
  • Pictures of the roof from a safe spot, if you have them
  • What made you get in touch

We confirm the exact price before booking, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, call 07833 053749 or drop us an email.

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What we do, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes about one to two hours for most homes, depending on how much of the roof was hit. Cottages and farmhouses around California often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We start with what you’ve seen and any temporary repairs.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. The roof is inspected from the ground, windows and the roof where it is safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. The report, with photos, is emailed to you.

Before we arrive

  • Dig out any old roof reports or invoices
  • If you’re buying, check with the agent that we can get in
  • Have any questions written down, so nothing gets missed

Signs you need a storm damage roof report in California

Some people book because a claim has been questioned. You get an independent record of what the roof shows. We can’t say whether the decision will change.

We’re frequently asked to look at:

  • Damaged pots on the stack
  • Torn or lifted flat roof coverings
  • Gaps where slates or tiles have gone
  • Holes or cracks caused by debris

Homes near green spaces like Shepperlands Farm Nature Reserve can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

What to check before booking

  • Will they check the loft as well as the outside?
  • Their track record with similar roofs
  • Whether VAT is added on top
  • Which viewpoints they use to see the roof
