Chimney survey in California: what you get

A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photos. If you’re worried about lifted or split lead flashings and cracked or missing flaunching, a survey will tell you what’s going on, on chimney breasts, brick chimney stacks and chimney pots and cowls alike.

Some older homes in villages like California are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Landlord and commercial surveys in California

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or email us with the addresses.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Why it’s worth a survey now in California

Most people never get a close look at their chimney stacks. Problems often go unnoticed until damp appears inside. Surveying the stack now can catch problems first. In a place like California, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You’ll know the price for the job before booking.

Why us?

  • PI and public liability insurance
  • Independent findings on the roof’s condition
  • 98% customer satisfaction
  • Over 5,000 surveys carried out

What affects the cost of chimney surveys

To price your survey, we look at:

  • Whether thermal imaging or a drone is needed
  • House, block, shop or office
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How tall the building is and how easy the roof is to see

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

Getting in touch

These details help when you get in touch:

  • Your postcode, so we can check access and travel
  • Any stains, drips or damp patches you’ve seen indoors
  • What kind of property and roof it is
  • Pictures from the garden or a window, if you have them

Every survey is priced before it’s booked, so you know the cost up front. Chimney survey starts from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

What this survey can’t tell you

It’s a careful look at the chimney stack, not the whole story. Its limits include:

  • Hidden sides of a shared stack
  • The inside of the flue, which needs a sweep or flue specialist
  • What’s inside the brickwork or behind render, without opening up

If in doubt, call 07833 053749 or send us an email and we will point you to the right survey before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Lead flashings

What a chimney survey looks like in California

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Take an older house close to Church of St James: old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Crowthorne station, a roof report helps you deal with small faults before they turn into a call from a tenant. Living close to Shepperlands Farm Nature Reserve is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Questions from California

Does a conservation area affect roof work in California?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is California within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

How do I book a survey in California?

Just phone 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Do you inspect shared chimneys?

Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

How experienced are you?

We’ve completed more than 5,000 surveys, over more than 20 years.

Can you find out why my chimney breast is damp?

Damp on a chimney breast usually means water is getting into the stack, or moisture is trapped inside it. The survey looks at the stack, the flashings and the capping and records the likely cause.

Different roofs, different checks

Chimney breasts and the loft

In the loft, staining around the stack often shows where water is getting in. What we find is photographed and described.

Rendered stacks

Water can get in through cracks and then struggle to dry out. Cracks are photographed and noted.

What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes about 1–2 hours for most houses, though large, tall or awkward roofs take more time. For a village or hamlet like California, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. You get a report with photos and our recommendations.

Before the survey

  • If it is not your property yet, arrange access through the agent
  • Check pets are kept safely away
  • Jot down any questions you want answered
