Roof leak investigation in California: what you get
Roof leaks rarely show up where you’d expect. Water frequently travels along timbers or underlay before it finds a way down, so the stain on your ceiling is seldom right under the hole. We follow it back towards where it starts. Patching the spot above the stain often misses the real cause. Finding the route first lets the repair go where it’s needed. We survey rooflights and dormers, lead flashings and chimney stacks, and the problems we’re asked to look at most are a leak that comes and goes with the weather and damp patches next to the stack.
For a small place like California, the inspection is the same as anywhere: we simply plan the journey and access ahead. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. If you have photos of the water coming in, they help as well.
What you get is a clear record of the leaking roof on the day we saw it. It is useful right away, and a good reference for later.

Landlord and commercial surveys in California
Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on weekdays and at weekends, which can make access easier.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Practical tips
There’s plenty you can do without going near the roof. Here’s what helps most:
- Photograph the stain each time it appears
- Move stored items away from the hatch
- Catch drips in a bucket and protect the floor
- Let us know about any past repairs to the roof
If there are several possible sources, we list them in order of likelihood. We say which items need prompt attention.
Check the loft after heavy rain, with care and a good torch. Watch for water marks, wet underlay and damp wood. Take photos of anything that changes.
What we cannot see
It helps to know what a survey will not do before you book:
- Faults hidden behind ceilings or boarding
- Plumbing leaks that look like roof leaks
- A structural engineer’s report
If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

Common questions in California
Do you cover California?
We do. The survey and report are the same in California as anywhere else, and visits run on weekdays and weekends.
Is my home in California listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Can a leak be traced on a dry day?
Normally, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.
Is there anything I need to do ahead of the visit?
Keep a note of when it leaks. Clear access to the loft. If water is near any fittings, have an electrician check them.
Could my leak actually be condensation?
Many apparent leaks turn out to be condensation. A leak usually shows in one area and follows rain, while condensation is frequently spread out and worse in cold weather. We tell you which it is most likely to be.
What happens next?
We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
How do I book a survey in California?

Do you need a roof leak investigation in California?
A roof valley collects the rain from two slopes. Worn lead, cracked linings or a build-up of leaves and moss can push water under the slates or tiles. The stain may appear well away from the valley itself.
Signs worth acting on include:
- Water through the ceiling under a flat roof
- Water coming in around a roof light or dormer
- Brown rings on upstairs ceilings
- Leaks that appear only in driving rain
If you live near a park like Shepperlands Farm Nature Reserve, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

California roofs and the weather
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Each of these roof types has its own typical places for water to get in. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
The streets around a church such as Church of St James are often among the oldest in a place, and if your home is one of the older ones nearby, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. If you look after a building such as Gorse Ride Junior School, a leak through a large roof is often found some distance from where the water shows inside.

What happens on the day
The visit has one job: to see as much of the leaking roof as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit normally takes about 1–2 hours at a typical home, and longer for a large or complex roof. Older roofs in small places like California can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You get in touch with details of the leak and any photos.
- We look at the stain, the ceiling and the loft above it.
- Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
- We use moisture detection, and thermal imaging where it is useful.
- You receive a written report with photos showing the likely source and what needs attention.
Before the survey
- Jot down any questions you want answered
- For a flat or shared roof, check access with the building owner or managing agent
- Buyers: confirm access with the estate agent or seller

Roof by roof
Flat roof upstands and outlets
Upstands seal the edge of a flat roof where it meets a wall. If it is too low, cracked or poorly dressed, water gets behind it.
Lead flashings
Wherever a roof meets a wall or stack, a flashing keeps rain out. We check for lead that has lifted, split or slipped, and for flashings that have been patched with bitumen.
