Independent flat roof surveys in California

Honest limits

In fairness, a roof survey has limits:

  • Whether old sheeting or boards contain asbestos
  • Parts of the roof that aren’t safe to walk on or view
  • A structural engineer’s assessment of the deck

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey. The full list of what we check.

What we look at

  • Single-ply membranes
  • Felt flat roofs
  • GRP fibreglass
  • Mastic asphalt
  • EPDM rubber
  • Upstands and outlets

How a flat roof survey works in California

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. If you’re worried about failed seals around rooflight kerbs and blistering in felt or asphalt, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like California are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Flat roof surveys in California: local notes

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you own one of the older houses in the streets near Church of St James, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you look after a building such as Gorse Ride Junior School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you own a rental within reach of Crowthorne station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

California is about 3 miles south-west of Wokingham, in Wokingham. Houses, flats, blocks and commercial buildings in California can all book flat roof surveys. Our area takes in places right across Wokingham. We also survey roofs in Reading.

California: your questions answered

Is my home in California listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is California in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Do you use drones?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

How soon will I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

How many years has my flat roof got left?

We do not put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.

What affects the cost of flat roof surveys

We confirm the exact price before booking. These are the things that affect it:

  • Any need for thermal images or a drone flight
  • The type of building, from a house to a block or an office
  • The shape of the roof and its details
  • Basic, Standard or Premium

Flat roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Helping us price your survey

These details help when you get in touch:

  • Any deadline, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them
  • The address and postcode of the property
  • Why you want a survey: buying, a leak, a storm or new work

Once you know what you need, ring 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Landlords, agents and building managers in California and across Wokingham can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or send us an email.

How the survey works

You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. A typical survey takes about one to two hours for a house, though large, tall or awkward roofs take more time. Somewhere like California needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. The findings are written up with photographs and recommendations and emailed to you.

Getting ready for the survey

  • If you are buying, let the agent know when we’re coming
  • Have any paperwork from past roof work to hand
  • If the roof is shared, arrange access with whoever manages the building

Arrange a survey

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or send us an email with the address and the days you’d prefer.

Why act early in California

A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the business. In a place like California, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Make sure new fixings through the roof are properly sealed
  • Book a survey every few years
  • Ask contractors to protect the roof if they work on it
  • Never stand on rooflights or fragile sheeting

Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.
