Flat roof surveys for homes and businesses in Langley Common

A flat roof leak often travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, with photos of anything that could be letting water in. A roofer can then start from a clear picture of the problem. We survey upstands and outlets, felt flat roofs and EPDM rubber, and common reasons people get in touch are pools of water lying on the roof and blocked or damaged outlets.

Some older homes in villages like Langley Common are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What we cannot see

To be straight with you, there are limits to any roof survey:

  • Hidden layers beneath the covering
  • Parts of the roof that are not safe to walk on or view
  • Whether the deck or joists are strong enough

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. The full list of what we check.

What this survey covers

  • Single-ply membranes
  • Mastic asphalt
  • EPDM rubber
  • GRP fibreglass
  • Felt flat roofs
  • Upstands and outlets

How it works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Somewhere like Langley Common needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from ground level, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

How to prepare

  • Leave side gates unlocked
  • Keep pets out of the way during the survey
  • Make a note of anything you’d like us to look at

Roof by roof

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photographs.

Mastic asphalt

With age, asphalt can harden and crack with movement. The report shows where it’s cracking and how far it seems to extend.

How we price flat roof surveys

A few things affect what a survey costs:

  • How big the roof is
  • If the survey needs thermal imaging or a drone
  • Height and safe access
  • The shape of the roof and its details

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Getting in touch

You don’t need to know any roofing terms. It is enough to tell us:

  • Your timetable, like an exchange date
  • Any photos you have, taken from ground level or a window
  • Any stains, drips or damp patches you’ve seen indoors
  • Your postcode, so we can check access and travel

Most bookings start with a short call: call 07833 053749 or use the contact form. You will have a price before anything is arranged.

What a flat roof survey looks like in Langley Common

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you live in an older home near St Eligius, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For landlords with property near Wokingham station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take a building like The Coombes Church of England Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Langley Common: your questions answered

Do you carry out roof surveys in Langley Common?

We do. The survey and report are the same in Langley Common as anywhere else, and visits run on weekdays and weekends.

Will you come out to Langley Common?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so phone 07833 053749 or drop us an email with the address.

What if it rains on the day?

A survey can typically go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Why it is worth a survey now in Langley Common

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. A planned survey lets you budget for work rather than deal with an emergency around the business. For older village homes like those around Langley Common, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.
