Can I check my roof myself?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Gutter surveys for homes and businesses in Langley Common

Eaves gutters at the front of a building are easy to spot, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We check them as far as they can be seen safely using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. If you are worried about overflowing eaves gutters and hoppers and outlets full of debris, a survey will tell you what’s going on, on fascias and soffits, eaves gutters and outlets and hoppers alike.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

If any part of the gutter couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

What happens on the day

After the inspection, everything we found is written up in a report with photos, emailed to you. On timing, it typically takes roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. Around Langley Common, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We check hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Preparing for the visit

  • Find any records of previous roof work
  • If the roof is shared, arrange access with whoever manages the building
  • Note where any stains or damp appear

Langley Common: your questions answered

Does a conservation area affect roof work in Langley Common?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs for landlords with property near Wokingham station?

Yes, landlords and letting agents book with us as well as owners. Just phone 07833 053749 or email us and let us know about the building.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

How do I arrange a gutter survey in Langley Common?

To book, ring 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Will you go up on the roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Let us know about it as you book and we will explain what’s needed.

Before and after the survey

From years of surveys, a few habits stand out as worth the effort:

  • Book gutter clearing once a year, more frequently near trees
  • Keep climbers away from the eaves
  • Watch ceilings under valley gutters for fresh marks
  • Include valley, parapet and box gutters when clearing

You receive a report with photographs and clear written recommendations. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

Why it is worth a survey now in Langley Common

A dripping joint or sagging bracket will not get better on its own. Every downpour adds to the damage, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. Where a roof is exposed, as many are in small places like Langley Common, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

Langley Common homes and their roofs

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

If you let a flat or house near Wokingham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Trees in and around Shepperlands Farm Nature Reserve shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. Take an older house close to St Eligius: old fixings, lead flashings and tall chimneys are typical of older roofs.
